We've had our house on the market for 9 weeks and not had any offers and a handful of viewings, all but one seemed to want a much bigger house than we have (we have 3 bed and they want 4-5).
Our selling journey didn’t go off on the right foot when the agent failed to carry out the marketing plan we agreed.
Now we’re thinking of moving agents, is anyone else struggling with selling?
We’re in a prime location in walking distance to a main hospital

The first picture is off putting. It should the front or picture 13.

The garden and bedrooms look great.

The living room is bland. You need more colour. Could you swap cream curtains in here. Add plants and cushions.

I literally can't stand it when the owners are the ones doing the viewings. It puts me off immediately as I can't relax as feel like I need to make polite small talk. Don't really take the house in at all

Maybe you should consider not doing the viewings, it's quite a well known thing that it puts off potential buyers

Your main problem may be choosing Purplebricks - very many people have reported problems in buying or selling through them. I would switch to a traditional EA if you are serious about selling this house.

I won't view a property listed with Purple Bricks as I've had a few terrible experiences with them and a number of friends and colleagues have said the same. You need to change agent.

Don't often agree with Twiggers, but she's right here. A good EA will achieve many more thousands than PB and easily cover their fees. But choose the EA wisely. See the end section of the weekly UK Property Market Stats Show on YT and ask your prospective EA's if they are willing to share their own local stats. If not then probably best avoided.

@Ladyladylady I also agree it’s a poor choice of first photo - I actually thought from looking at it that it was a kitchen in a first floor flat. There’s nothing wrong with the front of your house at all but choosing anything else for the first picture makes people assume there is something awful about the front (and would be enough to have me scrolling past tbh). Otherwise it looks tidy and well-presented and I can’t comment on the price but it must be worth trying a different agent and re-ordering the photos so you’re not putting people off at the first hurdle.

I’m confused: OP, have you namechanged? The Rightmove listing posted is a four-bedroom house but you said yours was three bedroom.

We have had our home for sale now just over a month.
The house is a 2 bed which has been renovated and more or less in tip top condition, it’s cosy with amenities 3 mins up the road it has driveway for 2 cars, a bus stop just over the road and a train station 10 minute drive.
Also 3 schools in the catchment area, we are priced 15k under zooplas lowest estimate and are at a price that is 50k less than other homes in the area where we live. To date we have had 7 viewings all time wasters. We was on the market for 3 months 2023 August and nothing.
So our price is very reasonable but no sale.
The market seems to have fallen off a cliff as other properties are not selling where we live and we live in a nice part of town.
So it would be handy to hear what others are experiencing as the stories I hear from MSM are it’s all up up up and fine, can anyone clarify ? Thanks

I'm not sure what you mean by 'time wasters'. Do you mean they just didn't make you an offer or something else? Did you get no interest when you listed a year ago? Have you lowered your price since then?
If you have had little interest and the market has fallen off a cliff with nothing selling, it is highly likely that sellers are generally over pricing their properties in your area. This is definitely happening in a lot of areas; there have been so many reductions in 23/24, and multiple threads on here from people struggling to sell and often then suffering as buyers are pulling out quite frequently.
In my view, the positive media reports are rubbish and just attempts at manipulation by companies involved in selling homes eg Rightmove, large estate agents, to persuade people that everything is fine. I expect things to get worse rather than better, although some seem to think that Autumn/ lower interest rates will help.
