Period property: slate roof repairs every year. New roof?

We are interested in a house we'd like to purchase as our forever home. The home report (Scotland) highlights the roof has potentially needing reactive maintenance and so we enquired about it with the vendors, who said said they get a leak every year but their roofer doesn't think they need a new roof. We also accessed the roof space/loft and all the timber structures seemed to be in great condition.

I guess I'm here looking for thoughts on the matter as we will ultimately need to place an offer on the house (Scotland) and not sure whether to lower our initial offer because of this repeated leak.

It's an old house, they have little niggles. I would perhaps engage a different roofer to investigate the problem. If the timbers are in good order and there isn't evidence of prolonged damp inside the house I'd be tempted to carry on with the purchase.

It all.depends on how much you love the house! If you'll be there for years, there will.be other things which crop up which you have to deal with, this is just the first!

What is your bottom line? What you not prepared to out up with and therfore dismiss the house?

Not sure the vendors would do much more than they already have re fixing the issue. Did they give ypu an idea of the scale? Is it a drip or a full torrent of water when it rains?

Without a quote from a roofer to replace or repair I wouldn't suggest a reduction on offer price.

You say ‘repeated leak’? Is it the same leak every year? Any chimneys? How’s the lead work?
