Selling in late September

We had intended to wait till Spring next year but I’m desperate to get out of the house we are in. Any advice on the pros and cons?

Cons - people may want to move in before Xmas, forcing a rush if you're not able to proceed. Jan is busier as I understand it.

I don't think they'd be in by Xmas even if you sold now though so wouldn't worry about that.

I have a holiday in September for two weeks Estate agents say July and August are very inactive months .

I would just put it on the market and see. Our last house struggled to sell and we took it off the market for the winter, but someone the EA knew came and viewed and it sold in January.

If I was going away for 2 weeks in September I would be putting it on the market just before going away and choose an EA that will do viewings. Perfect opportunity to avoid the stress of keeping the house tidy if you tidy before you go and the EA has a key to do viewings while you’re away.

I have to pay £20 per viewing for the agent to do that .

Oh! As the house isn’t listed yet I would choose a more traditional EA. They can do viewings for you while you’re away and will be better motivated if it’s a case of no sale, no fee.

It’s often a false economy to try to save money on EA fees as a good EA can help you get the best price/ get the deal to completion.

All the EAs charge where I live. Owners are expected to do their own viewings. It’s annoying !

hmm that is annoying. Well, the end of September isn't ideal but it's not the worst time either. Better to put it on then than later in the year when it starts getting darker, colder and more miserable.
