Landlord won’t acknowledge to end of tenancy notice

Hi all,
Looking for some advice.
I sent an end of tenancy notice to my landlord last Friday via email last week and signed post which she received on Tuesday.
She obviously received the email as I had a phone call of the estate agent the next working day saying the landlord had been in touch and they need access to take photos of the flat to readvertise. Basically when I first rented the flat it was through the estate agent and as soon as I got the keys, they said to only contact the landlord from them on.
She hasn’t acknowledged the end of tenancy letter. I sent a follow up email to confirm what she wants me to do with the keys on move out day (she lives hours away and the estate agent has said I need confirmation off landlord what to do with them). I’ve also asked how much rent is due on next rent pay day which will be next week (For the days between then and the move out day. The estate agent confirmed as per my contract, I only need to pay for these days and not the full month).
What do I do if she doesn’t respond? I was planning on whatsapping her today if she still hasn’t replied to my emails.

Any advice appreciated :)

She hasn’t acknowledged the notice personally but you know that she’s received it via the EA. Leave on the day that you’ve said you’ll be leaving and either leave the key on the kitchen side (assuming there’s another set of keys of course!) or send them in the post to the EA’s office.

I wouldn’t bother contacting the LL again tbh. If they wanted to respond, they would have

@ItsTheGAGGGGGGGG thanks for you’re reply. I’m a single parent to a toddler and baby so moving will be stressful enough, I hope landlord doesn’t make it more stressful by not responding at all!

It’s not just you in situations like this so don’t worry. I’m also a single parent to a 2 & 3 year old and we’re currently trying to find a suitable rental property. It is hard but don’t worry about the Landlord, you’ve practically had a response via the EA so I wouldn’t stress over it any further. You’ve done what you can do from your side, no point messaging the LL again

The estate agent acts on behalf of the landlord, they will be able to confirm how much you owe.
They will be able to calculate this.
You should also be able to hand your keys into them. They will need them for the new tenant moving in.

Copy the estate agent into everything so they are aware of what's going on.

The landlord has responded- via the Estate Agent.

It seems like they want to keep the communication channel via the EA.

I understand your worry. Moving is stressful and so is dealing with LLs more often than not. You can prove you communicated with them on the contact details shown in your contract (you said you sent a letter and an email, and I think you said you have proof that the letter was received). You have done your part. Ask the EA how much you owe or work it out yourself if they don’t respond (round it down if you are unsure). Take photos of everything and email them to the EA. Leave keys on the counter. Done. Then request that your tenancy deposit be returned asap.

Just leave on the planned date, keep the email, deal with the estate agents where possible.

Write another letter saying following my letter on x date, saying 1,2,3, I'm writing to confirm I will be doing whatever on such and such a day, I'll leave the key wherever, I will pay £x as agreed with named person at whatever estate agent and all the other stuff you've raised.
If I don't hear from you by X date, I will assume you are in agreement about the above, regards blah blah

Send it signed for and a copy to the estate agent.

Probably the reason the landlord hired an estate agent is because she / he does not want the need to be in contact with tenants we were in our last rental for over five years and never had any contact with the landlords everything including notice to end tenancy where to take keys and final inspection went through them

In your Tenancy agreement it should tell you how to give notice.
If you have done this as described you don't need to do anything else

Email again to say you will be returning the keys to the estate agent. Say / I have worked out I owe you X as I’ve not had a response / if you disagree please let me know in the next 24 hours. Make sure you take photos and video in detail every room. My brother rented while at uni and the landlord claimed he had taken things and left it in a mess. He was able to prove to the EA that was not the case. Good luck and really don’t stress about it x

Thank you all and so sorry for my late reply. Been busy packing all week! Landlord finally replied, very pleasant and said to
leave keys with the estate agent. Thanks again for all your replies 😊
