Any one used Co-op Legal Services for conveyancing with selling their home, with their No Sale, No Fee guarantee?

Just curious to see if anyone has used Co-Op legal services for conveyancing for buying / selling a house? They offer a guarantee that if your buyer pulls out the sale of your house, you won't have to pay any legal fees, just third party charges if they have gone that far in the sale side of things.

They state on their website....

No sale no fee guarantee
Sometimes when buying or selling a house things don’t always go according to plan, that’s why your appointed Conveyancer provides a No Sale No Fee Guarantee.
This means that if your property purchase or property sale were to fall through for whatever reason, that you won’t be liable for the legal fees and will only have to pay for third party costs which have already been incurred.

No, but honestly a good solicitor can make the process so much better! Ours has been so on the ball, and she's always replied the next working day - even to my mega long stressy emails! So I just wouldn't risk it and would always go for a recommend local firm.

I’ve previously used a different conveyancer with a similar guarantee - but the reality is that the savings in the event of the purchase falling through aren’t as great as you’d think : the largest costs are the things you pay for upfront, such as the searches, the surveys, the fees for fraud checks and checking your identity etc. Unless Co-Op also have really good reviews and customer feedback, I’d choose a well-rated firm who’ll keep the process smooth over potentially saving a couple of hundred pounds.

Don't do it unless you enjoy stress and dealing with unqualified people.

Get a local solicitor someone you know has used.

I’ve got a lot of time for CoOp Legal Services as they handled the Probate on my late mother’s estate very well. With this in mind, I decided to use them as conveyancers for the sale of her house.

However, although I filled in the initial forms under the name CoOp Legal Services, I was passed on to one of their “partner organisations” to do the work, ie. a bog standard online conveyancing firm who had absolutely nothing to do with the CoOp other than the introduction. Thought I’d give them a go as CoOp apparently recommended them, but they were USELESS! Never replied to emails or calls or did anything. Really dreadful. Our buyer pulled out so we used it as an opportunity to drop them. They never even replied to the email telling them we were dispensing with their services. We didn’t pay anything for whatever work they did to that point, so I guess that’s accurate. Used an entirely different company for new buyer and never heard from them again. Honestly, the CoOp is risking its reputation by using such cowboys as partners.
