What will be found on a level 3 survey

Our prospective buyers have arranged for a level 3 survey to be carried out on my house. It's a 9.5yr old 3 bed terrace property that's never had any issues and has been well looked after. What, if anything should I be concerned about being found? We're hoping for a speedy sale, do just trying to brace myself for whatever is to come.

Nothing that isn't obvious. They don't poke about in the loft further than they can see from the loft or lift the carpet.

If you're concerned have a really good look around yourself. Or even better, ask a friend or neighbour to have a critical look around. But really, don't worry about it with a relatively new house and no known issues.

Why get a level 3 survey for a relatively new house? Isn’t this overkill?

@Touty I don't know why they want a level 3. My estate agent feels it is rather odd

Usually level 3 is for something over 100 year old or in disrepair.

In 9 years its pretty hard for a house thats lived in to fall into disrepair without a major event like flood, subsidence or roof damage.

That said I have seen so many new build that are just horrifically built that its why I avoid them. If you want a laugh at the bodge jobs of some house builders check out these guys on instagram.
