new kitchen extension costs - SW London

hi, I plan to do a kitchen extension. The original kitchen will stay where it is but we will plan to extend out the rest of the space (i.e. no new kitchen, only an extension will be added).

So, it's kind of just like adding a brick box with electrics, insulation, windows, garden door in. We plan to use the space as the dinner part (about 16 meters sq).

I'm just keen to know how much this would cost these days?

Well costs could vary by 70% or so.
Is it 3 walls and a roof? What sort of roof? What is currently in the location of the new extension? Special bricks to match existing? Easy garden access for machinery? Knocking through? If so what is the span? Underfloor heating? Etc etc.

Here is some more info:

Location will be round the back in the garden.
it'll be 3 walls.
I think flat roof, but i want a balcony over it from the rear bedroom (but I will cost this separately).
Yellowish bricks to match the existing.
We have a side entrance for workers to get in and out with machinery and materials, but not wide enough for a digger etc.
No underfloor heating, but we are happy with normal and good floor insulation.
Wall insulation will be key.
Electrics needed with sockets and a few lighting points.
Total area: 16 metres squared

Do you have plans/planning approved yet? If not its unlikely builders will price.

Lack of access for a digger could increase costs, which have already escalated in recent years. I think a build to shell might be around 60k (including VAT) then add rear doors (bifolds or french), replace flooring to match existing, decorating.

You will need around 5k for planning/structural calculations/building reg.

Builds are so expensive now!

Balconies are absolutely pointless if you have a patio and a garden.

Our kitchen extension came in around £65k a couple of years ago but its made such a difference to our home, we didn't want to move (school catchment area) but it just wasn't a practical space before we renovated. We used a company called Home Tales who did all the design and planning for us, they gave us an idea of building costs before we started which was very helpful, you hear quite a terrifying range online!

I can see what you mean, but I used my balcony a lot when I rented flats that came with them. I find them really useful for winter time when you can't really enjoy the garden but want to be outside. But maybe you're right... I'll have a think about it

Have you checked planning rules for balconies? A lot of London councils won't allow them so worth confirming it's an option.
