£1335 for conveyancing as a buyer, not including disbursements or Stamp duty

Does that sound good price or is it high right now?
From a firm I found to be very competitive for conveyancing costs when acting for sellers. Thanks in Advance for any recent comparisons or tips to keep the cost down.

Aside: Stamp duty will be > £2200 <sob>

I paid that for both buying and selling recently, included the fees tho not SDLT. You must be south east of England?

Is it a house or a flat. Flats are more complicated.

We're paying £1320 for buying a property not inc searches or stamp duty - I think it also depends on the price of the house.

I've just paid £950 to sell and I'm paying £1900 to buy as it's a leasehold house.

The previous quote I had for a freehold house was £1400

Seems reasonable, we just paid a lot more than that, and our stamp duty was over £50k 😥

You are asking if it's too high and then saying they are a competitive conveyancing firm. It cant be both.

This is a reasonable price to be honest and is about par for a cheap conveyancing firm. My high street conveyancers are another £500 on top but at least I can go into their office and drop stuff off, collect as needed making the whole thing faster.

In East Anglia not South East.
The conveyancing quote in title is from Enact.
For only selling prices, 4 months ago I called firms & went online which is why I can say with Confidence that Enact were competitive price : not the cheapest at all but a good price for a firm with good reputation.
There were online quotes much cheaper but they felt very random, no info to know if good service.
All the local solicitors were very much more expensive.

I haven't phoned local firms about buying conveyancing cost because I think they'll be so much more expensive... and yesterday was Sunday.

There is one local firm I want to check... I'll update what they said, later.

I work for a similar firm to Enact OP. They’re likely to be cheaper because the staff have too many cases. It might be fine, then again it might be a case to you get what you pay for.

It’s definitely worth checking out the firm local to you.

Go for a local solicitors and not a conveyancing factory. It is worth paying more for a better service.

But with a local firm you can drop off/collect docs in person, they might know more about local planning, they are less likely to have thousands of clients ringing in daily.

My neighbour sold her chain free flat with the Purple Bricks conveyancer 200 miles away, yes it was cheaper but it also took them 11 months. Took 10 days for them to admit they received some docs I sent them as well!

Its worth spending more money imo

Conveyancing factories are always local to someone. We have clients dropping things off. It’s the quality of the work that can really differ.

oh dear... local firm conveyancing agent had a great quote (over phone).
I just had a chance to review the quote in email and... she calculated the stamp duty completely wrong !! She added on about £2500.

And she sounded so nice on the phone. I nearly said yes on the spot (sigh)

I feel so embarrassed for her that I am going to struggle to point out her mistake.
the Land Registry fee is also 3x what Enact quoted (for no apparent reason).

Estate Agent says that another local conveyancer has sent a quote but I can't see it, maybe in a spam trap somewhere.
