Any geniuses help me squeeze in an en-suite?

Really keen for either an en-suite or dressing area in our master - upstairs walls are stud walls only but the rooms are quite awkward sizes - as Dormer bungalow so the walls marked in red have sloped ceilings/ reduced head height.

the master is bedroom one but the width NOT including the dormers only really wide enough for a bed with not much space around it.

even if we couldn’t fit an en-suite (likely) a separate dressing area for the master would be great but as it’s so narrow I don’t think we could section an area off.

any clever budding interior designers?

You can barely get any furniture in there, not sure how you imagine you can fit in an en suite or dressing area without borrowing space from one of the other bedrooms? Or is that what you mean? Do you need all 4 bedrooms?

schloss · 29/06/2024 14:29

Just a quick glance I would make bedroom 3 the master and pinch some space from the current master. Spit the main bathroom into an ensuite for the new master and then square the bathroom off by pinching room from bedroom 4. Move the door into bedroom 4 to mirror the entrance to the current bedroom 3.

Not looked at sizes though as a caveat!

Usernamenotavailabletryanother · 29/06/2024 14:29

If you changed the doorway, you could make an interesting space…

Allthegoodnamesarechosen · 29/06/2024 14:29

Unless your plumbing is very unusual, you will have to have the extra loo/ shower on the same side of the house as the existing one. It’s unlikely that you would have another soil pipe in a house of this size.

Giveupnow · 29/06/2024 14:36

@schloss good thoughts but think all the rooms are too small for that - bedrooms 3&4 are tiny!

@Usernamenotavailabletryanother how do you mean?

It's not possible without losing a bedroom.

IncompleteSenten · 29/06/2024 14:41

Knock through to bedroom 3 and make that ensuite and dressing room.

Then I would decide if the en-suite is worth sacrificing a bedroom 4 - if the answer is yes, I would still make bedroom 3 the master, then split the current bathroom/bedroom 4 into the en-suite and main bathroom.

Maybe speak to an architect, it need not cost too much just for some ideas, but with the eaves and small sizes already, your only options are to go to 3 bedrooms.

Nanaboots · 29/06/2024 14:46

You wouldn’t be able to run water and waste pipes to the master bedroom (unless you have a toilet/kitchen directly under the master bedroom. I think the only way would be to have bed 2 as the master and bed 4 as the en-suite. You would loose a bedroom but it depends on how much you want that en-suite

titchy · 29/06/2024 14:50

Could you turn your bed 90 degrees so it's placed against the wall shared with bed 3? That wall looks about 8ft wide which would accommodate a double bed and bedside cabinets. Would that free up space where the chests are?

Giveupnow · 29/06/2024 14:50

Ok, point taken, I didn’t think it would work to be honest. Any ideas for a dressing area in the master instead? Like a mini walk in so I could hide my floor drobe?

How about a dressing screen?

mybeesarealive · 29/06/2024 15:12

You'd need to turn it into a three bedroom and use one of the smaller bedrooms. Guessing it's new build? The floor plan is too small TBH. Not saying that unkindly. It would be better to move to a house with more options to extend. It's what we had to do.

Usernamenotavailabletryanother · 29/06/2024 15:38

What I mean by door change. Sort of. You might have to angle the new entrance.

You got any downstairs space such as a loo or utility where you could add a shower instead?
Also built in wardrobes fantastic for rooms with sloped ceilings.

Tomselleckhaskindeyes · 29/06/2024 15:46

Loft conversion?

FloofPaws · 29/06/2024 16:08

How much roof space do you have? Wondered if you could have a mezzanine built into the roof space with a dormer of some description, with a small stair case from your room up into the mezzanine?

dotcombubble · 29/06/2024 16:21

A dormer bungalow already uses the roof space.

DogInATent · 29/06/2024 17:16

Make bedroom 2 the master bedroom, and use bedroom 4 to provide an ensuite. I can't see a way of doing an ensuite that doesn't lose a bedroom. If you remove the existing doors and internal walls between bedrooms 2 and 4, and put the door to the new bedroom directly on the right as you come up the stairs you've got more room to play with to increase the size of the new master bedroom from the original floorplan. This way the ensuite is also nice and close to the existing bathroom for pipe runs.

The property just looks too be a bit small overall for 4 bedrooms. It may be worth sacrificing one for better overall functionality.

DogInATent · 29/06/2024 17:23

Terrible drawing, but it illustrates my idea.

You end up up as a 3-bed rather than a 4-bed, but the average bedroom size is greater and you now have an ensuite as well as the family bathroom. So the functionality is much improved. As long as you don't need the fourth bedroom, but it's small anyway.

I'm not convinced it's possible in the space without losing a bedroom.

Can you partition off the corner like this making th green area the dressing space? I don't think it's really big enough TBH as the window makes it awkward to put storage in there.

Or shift the bed forward and put a storage wall behind it (not necessarily full height.
