Survey report: very worn and LEAKING lead flashing (parapet)

Hi all,
My Building Surveyor has come back to me informing me that the parapet's flashing is very worn (literally disintegrating ) and Leaking. The bedroom directly under has bubbling wallpaper and the damp meter is very high. The wall paper is old and we stripped it back a bit and the plaster has come off a bit , so the plaster is damaged there and needs replastering

We have no idea if there are any soakers beneath the flashing and if we need to replace them

Does anyone know much this would cost? In particular, I'll need new flashing capping and will need to replaster the wall.

Thanks for your help and sharing your experiences.

Sorry, typo:

In particular, I'll need new lead flashing, new soakers, capping over the parapet, and I'll also need to replaster the wall.

Any photos?

Hi, thanks. I don't want to share them just incase. But I'll see if one looks pretty anon and not too recognisable.

but the report is just what I'm mentioned in the OP.

The parapet is cracked in a few places (needs filling) in the immediate term.
The lead flashing needs replacing in the immediate term.
there is some masonary pointing missing in some areas (need repointing).
There is some plant growth on some of the brick.

I'm just wondering what people's parapet jobs have been like, and the cost?

Thank you

Are you talking about a parapet over a bay window? What are the dimensions? If it’s over a bay, did the surveyor recommend a new lead roof for the bay? Is it ground floor? First floor? Second floor? It’s likely the plants have cracked the brickwork. For some reason, buddleia is often the plant. If it is cracked, then the lime mortar is most likely so poor that it may actually need to be stripped down a bit and rebuilt properly.
So you see, a picture can paint a thousand words.

I'll try to get pics, thank you for responding!

No this is the parapet for the roof, between our house and the next door neighbours (we are semi-detached. ). It is not for a bay at all.
