EPC certificate

Hi,

Where do I get an EPC certificate from? House about to go on the market and the estate agent said they can organise for £100 but can I get it cheaper as, no doubt, they'll charge commission?

Write „EPC register” on gov.uk. There’s link , where you can find local specialist. I paid £50 February 2022. I don’t know , how much is now.

Mine was around 70 through the estate agent but paid straight to the surveyor.

It’s all tax deductible, so I wouldn’t be particularly trying to get it cheaper myself.
£100 is probably only slightly over the going rate.

They can be done for £70 so the EA is probably skimming £30 off that.

They are rarely accurate and definitely not worth paying a premium for in the hope of a ‘good’ one.

They are so useless for anything other than relatively new builds I can't stand it. They make all sorts of assumptions, and the recommendations to improve are standard and not property specific (I owned a flat in a grade 11 listed building and they recommended double glazing - not allowed, central heating - which I had but on a new system that he didn't have a 'box' for so listed it as unheated).
Anyway prices do vary slightly but just look one up and compare prices. I paid £85 (central London) through my managing agent and she organised it and let him in etc.
