Handhold - how much to modernise?

Have divorced recently and looking to buy on my own for the first time which is pretty daunting at 55!

There isn't a huge amount in our area if you don't want a new build but I've seen this property.

It desperately needs modernising but happy to take my time, thinking I'd plan to get the bathroom done first then kitchen.

My total budget is £350k does that seem a realistic amount to get all the basics done assuming no major works are needed?
Anything else I need to be aware of?

Assuming total budget for property and renovations, then budget is clearly doable as long as you are updating and not ripping out/rebuilding etc.

It looks a lovely sort of house and has clearly been well loved at one point. If I was starting again I would certainly be considering it. People will come on here with all sorts of opinions but at the end of the day it has to feel right for you. Do make sure you have a good network of reliable tradespeople half the hassle is not the money but people letting you down.

If however you are buying for £250k and then planning to spend £350k on top... I would just buy something out right and ready to move into. Save yourself the hassle.

I think OP must mean £350k on purchase price and including renovations.

The good news is that looks like you could live in it in the meantime, we did this with our first house together. No idea how much a renovation would cost, but we've just agreed on a new bathroom - 3 piece suite with shower over - we're paying £6000. I'm sure we could have got it cheaper as other 3 piece suites in showroom where cheaper, also I'm a bit stressed out with other things right now, and we just wanted to make a decision. Obviously some of it will depend on what you can do yourself, ie decorating.

I like that! Terrible photos though. Is there a garden apart from that bit by the garage?
275 + 75 to update? You’ll use it all but will have a nice place at the end of it.
It might/will need a rewrite.
Why do you need 4 beds though?

Unless there are any horrors lurking like a failed roof it looks liveable if a bit tatty and old fashioned, so you could do it at your own pace.

First thing to check is does it need a rewire because that will need to be done first.

Love the blue bathroom suite!

I don’t think anything looks to need desperately modernising in that it all looks liveable, if old fashioned. Personally I’d get the kitchen done first as the blue bathroom looks ok… quirky but ok!

I'd like to think a budget of £75k (plus what you can negotiate off the asking price) be doable. Might be worth looking at checkatrade for average prices. Our roof came our a bit more, our bathroom a bit less.

If something gets thrown up on survey you didn't expect, ie someone mentioned a roof, you might be able to renegotiate. Certainly worth getting electrics checked before you get other work carried out, uf needed that could be something that's done alongside the kitchen as you'll need an electrician for that.

I think it would be a lovely home if you feel right to go for it.

If you're just changing the kitchens and bathrooms and modernising then yeah that's easily doable.

The layout is kinda unsatisfactory though. Rejigging downstairs and making a bathroom upstairs could be more costs.

get rid of that weird thing in photo 9

get rid of the bomb shelter/cludgie/structure thing in the garden and maybe plant a crab apple towards the back - I don’t know I can’t see the back of the garden.

if it needs rewiring get that done

replace the overhead ultraviolet light in the kitchen

get plain white paper lampshades

paint everything trade white and get plain blinds

and then I’d live in it for 6 months and see what the priorities are and what the lights like. I like the blue bathroom but I might not want to live with it long term. I think I’d like wooden floors downstairs.
It’s a nice house.

I'm assuming 350k for both purchase and renovation. Yes it's very realistic and will have some left over.
