Where is it a sellers’ market?

I’m selling in Kingston and gather the market is sluggish yet I read threads talking of over asking/multiple offers etc. If you’re one of those lucky, lucky people, where do you live? Is anyone more or less in the same area who feels the market is actually buoyant or at least stable? I haven’t been on long but am tempted to reduce already to stimulate interest.

I've seen a couple of people saying that things are selling straight away in their areas too but the majority are saying that their local markets are slow. I would also be interested to know which areas are, apparently, still moving very quickly.
Mine is definitely a buyer's market, with lots on the market. Sensibly priced properties are still selling in a short time frame but that's the minority. The lower end seems better than the higher end, in general.

I’m in East Sussex, it seems slow here. We bought last year so I’m not ‘in the market’ but still interested.
I moved here from NW and it’s all still moving quickly in nice areas and prices have even risen since I sold in 2022 - not in line with inflation though.

I don't think many places at the moment are a seller's market, but plenty of places are stagnant rather than being a buyer's one.

Ours is stagnant. It's not a buyer's market because there's not much on the market, asking prices aren’t much lower than the peak, no one is massively reducing them and the houses are selling for very close to asking price when they go. But it's not a sellers market either as there are so few buyers around so properties are hanging around for a long while before they do sell.

Whitley Bay. Everyone on MN keeps recommending it. Houses keep going people from out of the area (mostly from London), often for at least 25% more than asking price. The big problem now is people aren’t selling unless they’re elderly people down sizing ot unless they really have to as local people often can’t afford the high prices in the area, this means there are fewer properties on the market.

I've been house hunting for a while. Where I'm looking there are still relatively few properties on the market and it seems the ones on the right roads will still sell quickly. These are selling within days with huge numbers of viewers (and probably multiple offers).

Others are sitting around for months.

I'm nearby to you OP - SW London. Surbiton/Worcester Park. I'm a buyer though. There's hardly anything decent on the market here.

I agree, the good, nice houses will still sell.
The fixer uppers that are price appropriately will sell too.
I find a lot of fixer uppers, owned by retirees and Boomers are trying to get the same price as the nicer houses which has been laughable. They're not selling btw.

I don't want to say where I am but there are two areas locally with outstanding secondary schools. The houses are vastly overpriced but sell quickly (don't know what they sell for, I always forget to look that up) as everyone who can moves to avoid the "good" schools.
Straightforward family houses selling better than "quirky" but there are lots of doers uppers in my immediate vicinity. We are also near outstanding primaries, so these bring people in as well who are thinking long game.
If we put ours on the market, I'd be optimistic of a quick sale.

Darlington - the posher areas anyway. A load of Government jobs are going there.

Someone on here a few weeks ago said they keep getting outbid in Bolton (I think it was) which has always been a cheap area.

I have noticed a lot of fast activity in Middlesbrough - again - a traditionally very cheap area, but seemingly less so now.

Knutsford! Hardly anything at all coming on the market so things that do are either snapped up quickly or go for well above asking. We've had our house valued twice in 6 months (in Knutsford) and it's gone up £150,000 since December. Our neighbours have just sold for nearly £200,000 more than what our house was valued at before Christmas and all they've done is put a new en-suite in. Absolute madness.

NE Scotland - houses selling within a couple of weeks, usually around a month.
But then, who'd want to live here?

South Devon. Neighbour put his house on the market on Friday, two viewings the same day and one on Saturday morning when I saw him. Property is selling almost as fast as it did at the peak, certainly within a month.

Yes, this is the same in Hertfordshire. There's a queue of buyers waiting to grab particular types of houses but they are prepared to wait and fight it out and won't compromise on buying second best. On my road a couple of houses this year have sold within days of being listed (good condition, good size, fair price) but there's one house that's been sitting there since last autumn and no-one wants it (smaller (but only slightly), needs work throughout, over-priced).

A friend wasn’t able to book a viewing on a house in Bristol this week as the agent said all the viewing slots were filled.

I don't know all the areas mentioned but Devon is one of the several areas that I follow and I know that things are definitely not selling nearly as quickly as they did at peak 21/22. There are lots of reductions in very desirable places such as Dartmouth and even some in Chelsea on Sea (Salcombe). Perhaps you are referring very specifically to a nice part of Salcombe but generally that isn't correct. Totnes, as a specific area, seems to be doing pretty well too. Overall, things have slowed down massively in Devon and there are lots of reductions.
Prices in Hertfordshire have also come down but I agree that the desirable/ better priced ones are still selling.

Perhaps the S Manchester fast market is also specific areas such as Knutsford. A poster struggling to sell her house in Cheadle Hulme said that people in that area were generally struggling to sell and there were definitely lots of homes on the market there.

There definitely seem to be some pockets where there is a lack of supply of the type of homes that buyers want, despite supply in general being high, so that will keep prices higher.

It seems there’s a wide disparity across the country although what can be said is that the London/SE bubble seems to be over - IMO for good. A friend sold last year in a similar looking town to Knutsford (Sussex) and it went under offer on first day, with two competing bids (over asking). I also have friends in London who are struggling to sell if their house has even a minor issue.
