Rental: cheeky potential tenants

I have a rental which was my home before I met dh. It’s a one bedroom flat in a very very sought after development. I listed it for £3,200 a month and got no interest. I reduced to £3,000 and got one viewing. They offered £2,700 a month.

I got another message asking if the kitchen appliances had been updated since the pictures because the washing machine looked 20 years old. I have now had new pictures taken.

Have other people had tenants haggle on price? I rented it for £2,700 in 2019.

I didn’t miss it, because it doesn’t exist. Look again at the post to which I replied. You mentioned nothing about other properties on your street.

If you can get something better for the same or less than you’re paying now, vote with your feet.

My landlord does not want to raise my rent because of the market value or supply and demand, but because he has overextended his credit and is supposedly having issues paying his mortgage. That is not my problem. I am already paying market value rent for my property and will not pay more to cover his stupidity.

Stop being purposefully obtuse. Nobody is asking to live anywhere for free.

I have read your posts, but I’m wishing I hadn’t bothered now that you’re telling outright lies.

I repeat, if you can get the same standard of property or better for the same price or less, do it. Then you’ll be correct; it won’t be your problem that he wants to put the rent up.

I am a landlord myself. We charge less than market rate as we do not think we are inherently entitled to as much as we can get away with. THe OP thinks she is entitled to even more than she can get away with.

Nice to hear. I'm a landlord too and feel the same. Pure luck that I'm in this position and it's a way of paying it forward. Life is shitty enough for this generation of renters.

You seem to think there is a tenant somewhere that morally should accept the rate. You are not clear on who this person is. Just that the OP is correct in charging the rate and the anonymous tenant should accept it.

You are not going to move in yourself, you so do not feel this obligation personally.

Also, if I tried to sell me car for more than you wanted to but it for, I do not think you would feel obliged to accept.

This is all very obvious.

I’ve actually said several times that I think OP should accept the offer she currently has, because she clearly isn’t getting any interest at the price she thinks it’s worth. Either you’re confusing me with someone else or just can’t understand basic words.

It's nice to read posts from two landlords who don't believe in squeezing every last drop of blood out of their tenants, who do not think that the tenants are automatically responsible for the increases in their mortgages and who have the self awareness and intelligence to realise that their situation is, at least partly, due to luck rather than immense genius.

There's a one bedroom flat in that area for £2,200 a month.

It's not cheeky for renters to make offers at all. It's absolutely normal. I've rented for years and in different cities for work, and I've always negotiated on the rental price, landlords have happily accepted or negotiated with me. I've been the perfect renter - in work, tidy, clean, always par rent on time, great with neighbours and treat my rental like my own home.

In my experience, Not all rentals are equal. Some more modernised or not at all, some are in a better "location" (for me that meant safe and close to a station to get to work only), some are smaller or bigger than others. etc.

Is this the first time you've let? If so, here's some advice as more and more millenials and Gen Z come into the rental market:

Most of my landlords have been great" always attentive and fixing things quickly if needed etc. I'd say 1-2 have been God awful.

The bad ones were the ones who also wanted to claw every penny where they could, e.g. replace an old washing machine with one from a charity shop, bring in used smelly sofas etc etc. As an experienced renter, you need to think about whether you're the "cheeky" landlord.

Most renters can smell a Penny pinching landlord from a mile off. And they're usually the ones who break the law.

£2,700 pm for a non accurate listing is good.
Nice to hear you actually bothered yourself to update the listing with new photos once you realised your lack of efforts could potentially affect income/rental price.
If you're asking £3,000 pm for a flat, then regardless of location those photos need to be spot on, an accurate representation of exactly what the tenant will be getting for that amount of money.
It's not the price I have an issue with, if that's the average rental price of that area then it is what it is and you should go with that. What I have an issue with is you calling them cheeky when you couldn't even be bothered to take new photos. Who is the cheeky one?
