Sanity check: estimate for redecorating a 3 bed house prior to letting

New to landlording.

3 bed end of terrace house, 1 reception room, 1 kitchen/diner, 1 hall downstairs. Has not been painted (apart from 2 rooms) since 2018 and definitely needs decorating now. In addition, the previous owners left some poorly plastered holes which will need redoing and repainting. Situated in a town about 25 mins' drive from Cambridge.

I've been quoted £2850 for repainting the house and making good the plastering etc. Is this a reasonable price? It's more than I'd expected but I have no feel for these things whatsoever. I should add that I'm using a property management company and accept that it will likely cost more than it would if I was looking for someone to do it myself.

Also, is this sort of refresh something you'd do every year?

I don't know if that's a reasonable rate for your location.
But it's not an annual expectation in a rental. I had mine completely redecorated between tenants but I would expect that the agents will suggest when it needs doing again. It would be financially unsustainable to redecorate that often.

That sounds pretty standard to me, I've just been quoted 2.5k for just the downstairs and hall/stairs/landing.

Thank you. To be fair it is also within a 50 minute commute of London so that might affect price?

Does it cover glossing as well as emulsion - if so that's a good price. Not an annual expectation however something I would do every 5 years minimum but always between let's.

Thanks all - it sounds standard. My assessment of all of these costs basically comes from 1994 so it's good to get objective views!
