3 house chain, how long possibly ?

I know it's a 'how long is a piece of string' questions, but just looking to see other peoples experiences

our buyers are FTB- accepted their offer about 5 weeks ago so their mortgage etc has been sorted

we had offer accepted a week ago, have got everything in motion

our seller has no chain above

how quickly/long could it potentially be?

last time it took 7 months and we had to break the chain and move into temporary accommodation as we were going to loose our buyers (although this was a large chain with many issues up above)

just looking for some experience with some similar situations

We are similar, although our seller is buying a chain-free property. Our offer was accepted in February, we out ours on the market and completed the chain late March. We are aiming to exchange in the next two weeks.

Similarly, we accepted an offer on our house to FTBs in February, we made an offer had had it accepted on a new home early March with no onward chain, and we are still waiting to exchange contracts. It looked like a June move when the information started flowing between conveyancers, but it has stalled as we wait for replies to correspondance from our vendor. (over a month so far). Best guess is now 4-5 months after we had our offer accepted. It is what it is, and no-one is complaining. yet.
It definitley is a "how long is a piece of string" question though...

We had FTB and seller’s with no chain as they were moving to a relatives property. We bought the house at the end of May and moved in on September 1st. DH had been offered a new job so we were moving 300 miles away. We wanted DS (then 9) to start his new school for September so everyone knew it needed to be done fast.

We were in your exact situation last year. From selling our house to moving date was about 5-6 months. It would've likely been quicker but our solicitors were a bit slow.

thank you all for you experiences with this situation

We sold and bought last year in a 3 person chain (not 3 house as our buyers were cash and our sellers had a new house ready to move into.

We went under offer in March 2023, had our offer accepted at the same time, and had completed by the end of June. It could have been a couple of weeks earlier but we delayed it slightly for a few logistical reasons. My advice is make sure you have a really good solicitor!

6 weeks start to finish if all parties are proactive and pushing solicitors daily

Iliketulips · 21/06/2024 14:42

I think it's a case of how long is a piece of string. We were a chain of seven, everyone agreed late January on completion mid April - everyone was ready to exchange mid March - it all went quiet. Purchasers at bottom of the chain had decided to apply for a mortgage rather than it being a cash purchase - this could happen to any chain.

Bit of a pain, but I would say completion day was the easiest we've had - I had a chat with our solicitor as we were purchaser No. 6 and worried about completing in time and it was arranged monies would bypass solicitors to higher up in the chain. I've been purchaser No 2 in both chains before and not had completion confirmed until 3pm.

Ours took 12 weeks with ftb, us and sellers (so only 2 houses involved) and I had to chase constantly! Seller’s solicitor was awful.

Ihaveoflate · 21/06/2024 14:45

We're in a three house chain that started at the end of March. We had hoped to have moved by now but our buyer's solicitor is incredibly slow - it's really infuriating everyone in the chain (including our buyer - it's not their fault and they're doing everything they can to speed it up).

I think we’re up to 5 months in that situation 😭 but some extra complications as one of the properties involved is shared ownership which seems to require extra layers of faff and admin. As far as I can tell we should be ready to exchange very soon.
