Hi all

sorry posting this twice I have posted in the wrong section earlier on and not sure how to delete!

We have recently had a survey done a property we wish to buy. The survey had written as follows:

” I assume that most buyers would need to completely reconfigure this kitchen. Due to the location of the pantry, it will be a considerable structural job to knock it out and continue to support the walls above.
You should get a quote for this work before proceeding.
The cost of replacing kitchen fittings can vary considerably. If such works are intended, it is recommended that detailed quotations are obtained prior to purchase. “

Two questions please?
Who should I be obtaining quotes from structural engineer/architect/builder. All 3?

Secondly should I anticipate any issues from the estate agents in terms of letting these various people into the house for quotes etc? The house we are buying is unoccupied presently.

It's normal to make your enquiries before purchase and for professionals/tradespeople to take a look for you. Might be worth speaking to an architect first to get an idea of costs, also used to the case they would employ a structural engineer on your behalf if they felt that was needed. No harm is getting a builder to look as well and give a rough idea how much it'd cost. Of course, this is only relevant if you intend to alter the pantry area.

Seems a bit of an odd comment that they think builders should look at it before proceeding, wonder if it’s a hint.

Also it depends if the estate agent or the seller are willing to accompany multiple builders visiting, and if builders are willing to spend time visiting a property to quote for people that don’t own it yet.

Would be best to have a structural engineer assess as sounds like you might need steel beams which can make alterations expensive. Estate agent should be happy to let the structural engineer in to carry out a survey.
