House went on the market on Monday I am first to see it, they are taking other viewings this weekend (they said booked in already). If I offer the asking price, do you think they'd agree to take it off the market, or does that only happen on Location Location Location. I am wondering if they will use my offer to elicit higher bids at the weekend.

I am in a complete chain and need to move in next 8 weeks; house I like is currently tenanted. All opinions welcome.

If they accept your offer and you are proceedable you can ask them to take it off the market and cancel viewings.
No harm trying.

Unfortunately no-one can answer the question of 'do you think they'll take it off the market?' Only the sellers can answer this.
If I was them, with viewings booked in already, unless I was desperate to sell, I'd probably hedge my bets and take the other viewings.

But you're very unlikely to move in 8 weeks either way, and if there are tenants in the house you want to buy, even less likely.

We accepted an offer and agreed to take property off market/list as sold and cancel other viewings. FWIW we accepted below asking so if you offer asking they will probably accept it and move forward. Good luck.

You can get it moved to showing as under offer on websites. You aren't safe until you exchange. If they have tenants then things will probably be slower than 8 weeks. Can you stay with friends or short term rental in between if you need to move out?

I would offer asking price and say it’s on the condition the other viewings are cancelled and you proceed with the sale.

I would accept your offer. Your issue is whether or not the vendor can guarantee vacant possession though - and your solicitor will focus (rightly) on that aspect.

You can ask for this but realistically I don’t think they will agree. In the past we were that viewers over weekend and were told : Just to let you know, the owner got an offer of asking price already.
so to wind them up I said : oh well, of course we won’t offer in this case. We were not going to tbh.

You can offer and hope that they will honor you offer being the first in case if the another will be equal.

You can try but you’re very unlikely to move in 8 weeks full stop, let alone with tenants in the property. Can you rent short term or stay with someone?

Last time we moved it took three months and there was only three of us in the simplest chain.

I wouldn't expect them to cancel other viewings as because you're the first to see it and are offering asking price, they'll expect similar offers and may even think they've under priced it.

8 weeks is very tight. Have you seen tenants and have you got chance to ask them when they are moving away? No that they will tell you the truth necessarily.
Ask EA to see the written notice the owner served to tenants.

We accepted asking price before our house went on the market. Perhaps could have sold for more but we're getting a price werie happy with and wanted a quick sale rather than languishing like most other houses are.

Last time we were looking at houses we had viewings cancelled last minute as the person seeing it ahead of us had put in an offer on the spot on the condition all other viewings were cancelled. It's definitely worth trying.

Average sales are 13 weeks where I am selling and 17 weeks where I am buying
Add in tenants and that could easily be another 8 weeks on top

A tenanted house will be a massive put off for buyers

We had multiple asking price offers and other viewers ready. Agent wanted to go to sealed but we looked at the position and went for the 1st to offer who was chain free-they offered during the viewing. Over asking risks mortgage decline/devalue and ours was at the top of the price range

Offered on one at 11 am on Monday. All documents ready to go. SSTC on Rightmove by 3pm. There was another offer (both asking) but they were not proceed able.

So- you never know. But a tenanted house won't be through in 8 weeks!

If you make asking price offer l, or one close to it (I wouldn't go straight in at ask ever) they'll most likely say they will wait til after the other viewings before they answer (the agent may try and create a best and final scenario).
If successful, be sure the tenants have vacated BEFORE you exchange. Go there to make sure. Make it a condition of the contract.

Zero chance you’ll be in in 8 weeks, takes much longer and honestly pretty shitty to expect tenants to be able to leave that quickly!

I’m sorry OP, unless the tenants have given notice to the vendor or they have been issued with a S21 then I would avoid this.

A S21 warrants the tenant at least two months to leave the property. Who is to say that they won’t leave when it comes to it?

In relation to your other part of your question, you can make you offer of the asking price on the condition that they remove the property from the market and cancel all remaining viewings just so that you don’t run the risk of being gazumped.

No way will it happen in 8 weeks with tenants in situ. If you're in a rush, I'd look at a different property.

Your solicitor will advise you re the tenancy situation but unless you know for sure they are leaving for work/emigration/cohab with partner or something like that, I’d steer clear. For now.

Sellers will often say yes to an offer like yours. My parents did, back in 2014. Purely to save on the hassle of cleaning and tidying in advance of more visits!

No harm in offering a good price on the understanding it's taken off the market immediately & booking are cancelled.

sellers are all different people, in all different situation. No one can tell you what the vendors will say, except them!

if the tenants are out & you are in, in 8 weeks, I suggest you buy a lottery ticket!! Because you'd be the luckiest person I know.

I wouldn't put an offer in on a tenanted house.

As it turned out they didn’t want to take it off the market so we’ll have to see what happens next week. Tenants are about 3 weeks into S21.

Unless the tenants have agreed to move already, or unless you don't need a mortgage, then you cannot proceed.

I wouldn't touch it! We were left homeless for weeks living out of one suitcase because the tenants refused to leave the day of exchange. We were due to complete a few days later. They had been issued a section 21 and indicated that they'd be out in time. The owner had to get them evicted and it was a further three months before they left. We ended up buying a new build which was ready to move into. It wasn't what we wanted but we were desperate.

As other pp have commented absolutely no chance of you moving in 8 weeks if tenanted as they aren't obliged to move out and if it's a family with kids/pregnant they are more likely to dig their heels in and stay past the notice until eviction or they find somewhere else. Either way 8 weeks would be ambitious even if it was empty. So you need to start planning on temporary living arrangements so natter whether you buy this house or not.

Is your cash purchase dependent on the sale of your current home? If not you are in an incredibly strong negotiating position and I might be tempted to say your offer only stands until 5pm and if they refuse to cancel the viewings then you will take it off the table. They are trying to use you as leverage to start a bidding war with any interested parties over the weekend. It may sharpen their minds if they might lose you as a buyer. But if you are in a chain then you aren't really any better than a first time buyer or no chain buyer so that is a more risky tactic
