Best time is the Spring (no cons).

Worst time is winter, best to avoid November to January if you can as gardens look awful and it’s all dark & depressing.

I think it's generally been around Easter as the best time followed by 2nd week in September once the school holidays are over.

Spring!

I was house hunting two year ago and started my search in December.

Having to view places in the middle of winter in the bad weather was so depressing. I finally found and bought something in the Spring.

Also houses are always going to look more welcoming with a bit of sunshine and bright flowers in the garden...

Depends on what type of house and who your prospective buyers are. ‘Family’ home in an area in a sought-after school catchment should take into account a prospective buyer wanting to be in situ for next year applications, for instance.

I’m currently wondering this as missed Spring due to a holiday. Thinking about late September now but will have to wait till next Spring probably .

If you don't have a garden spring might be the worst time to sell as people will be thinking about being outside then. If you sell a gardenless property in winter people will be thinking that sitting outside doesn't matter.

This year is probably slightly different because of the election- I wouldn't list a property now and wouldn't have done at any point since the announcement was made unless I absolutely had to.

It’s June? And schools don’t break up until the end of July which slows the market down slightly. Not enough not to list if you wanted to, though.

Up to you - I’m sensing you’re in no hurry to list this year.

We had our offer accepted early November. Our house on market in late November, offer accepted early December. We didn't get as much as I thought we would due to the rubbish weather during viewings, however, no one else offered on the house we did as it was the 'wrong time' and so it balanced out. Long story short you can overthink and procrastinate forever. I'm now settled in my bargain forever home that no one wanted because of the time of year. It's summer and the garden is glorious 🤗

I think that if what you want to buy is very popular and in short supply then trying to sell and buy in November /December means less competition.

I’m surprised your offer was
accepted if you weren’t even on the market!
If we went in the market now there is very little left of June.

There's data on this and apparently the best time to list is February. I'd wait until March for the spring flowers though.

I think the sellers of the house we bought knew what they were doing when they listed it in October/November so we wouldn't know how rampant the bloody weeds in and around the garden are.
