Completion day- what to expect

It’s my completion day on Wednesday and I feel so nervous incase something goes wrong! I am unsure what happens can someone inform me what exactly happens? My mortgage is with nationwide and they are releasing the funds tomorrow- does this mean I’ll be likely to complete quicker?

Not sure, but ours was surprisingly smooth. Removal vans turned up at 9.30am. Spent three hours packing up. At 12.30pm the funds still weren't in but they drove to the new house and parked on the drive. We went for lunch. 1.30pm we went to the EA which was only ten minutes away. 2.07pm, got the keys 👍🏻

You do not move until your solicitor tells you funds have cleared and can then collect keys. Are you bottom of the chain?

There is only 2 houses involved- the one I am buying and the one that the seller of my house is buying so I am not sure where about I am in the chain, I’m a first time buyer

You are bottom of the chain then. So your completion is first on the day and that money is used by your vendor for their purchase. Hopefully by lunchtime they will have packed up and your funds gone through, at which point you can collect the keys and take possession.

First as in before the vendor gets theirs , yes. Your solicitor will tell you when the property is yours.

You’re the first in the chain, and in theory you should get completed first. All you need todo is be ready for the removal men in the morning and wait fir your solicitor to call you, it will probably be about lunch time, you will get a call to say the moneys gone through and that’s it !

it’s normal to be leaving your house about lunch time, but whatever you do, do not leave until your solicitor tells you to. At that point you should be packed and ready. Go to your new house and collect your keys, I should imagine they are with the estate agent that’s normal unless you’ve arranged something different.

your new house should be empty when you arrive, they should have left and removed all their things. If not then call your solicitor.

have you left your key at the estate agents, I assume so, in which case just leave all other keys on the kitchen side, lock up and pop that key through the letter box.

It’s rare that things go wrong, and the very best place to be is the bottom of the chain because your money being sent to the seller is the first thing that will happen! As a pp has said, you can probably expect to get in around lunchtime even if you actually complete earlier- most people take a few hours to get packed up and out on the day. Happy new home and try not to worry!
