house rewiring - will it destroy the bathroom tiles?

hello.

Hoping to hear from some people who have experienced the following, and electricians! 🙏

I will have to rewire the house I'm buying. it's a 1910 Edwardian. It needs a bit of work and the EICR report shows rewiring is a must. I'm fine with that, except...

The thing that I'm a bit annoyed about is that the vendor put a new bathroom in a few years ago. It looks pretty modern so considering they didn't touch the rest of the house that needs work, I thought at least there is a nice bathroom while I live in it and do it up bit by bit.

This bathroom is fully tiled (walls and floor). It has spot lights in the ceilings. Small bath/shower, toilet and sink. That's it - it's pretty small. There is no light switch as such. Instead, it has a pulling cord that you basically pull to switch on/off. This pulling cord is attached to the ceiling (not the wall).

My question is: will the electrician need to go through the tiled walls and floor (and therefore destroy them) in order to rewire the bathroom? I wasn't sure if the pulling light cord and ceiling spotlights meant they'll only need to access the ceiling (which I can always replaster more easily)

If so, it'll mean I'll have to re-do the bathroom :(

No , they should be able to do it from above the bathroom ( lights,pullcord).

I don’t have pullcords, i prefer the switch for the lights outside the door but if you do that then the wire can be chased in also from above .

unless you have an electric shower or a wall mounted extractor that needs a cable to it then you should be ok. Theres always a way round it even if you do. Just tell whoever is doing it to not disturb any of the tiles.

The shower is gas powered. I imagine that it shouldn't need that boxy bit that usually comes with electric showers? (I'm only used to electric showers and have no idea what a gas powered one looks like) 🤔

I've attached a pic of the shower in the house I'm buying - this is gas powered right? There's no electric boxy bit.

There shouldn't be any wiring in your bathroom ....it's a wet area. Light wiring can be accessed from the loft above if needs be. The light switch should be on the outside of the room or a pull cord internally (also should be wired from above)

Yes it’s a thermostatic shower ( gas powered ).

Will the bathroom need to be touched?
The spotlights will be relatively recent, certainly not from 1910 and if that is the only electrical then they will be left.

@17to35 I'm not sure tbh. The spot lights are "new", but i'm not sure when they did the bathroom up, it included new electrics that would be deemed safe and won't be part of the rewiring. so, basically, I'm not sure.
