Higham's Park/ Chingford

Hi all

I am considering moving to Higham's Park/ south Chingford and trying to get a feel for the area. The areas around the park itself eg the Avenue, Falmouth Road are out of budget for us, but we have seen some nice houses ik budget come up on Larkshall Road/ some of the roads over towards Memorial Park. Wondering if anyone has any experience or thoughts about there? I think it's the less fashionable side of the tracks and it's obviously a bit of a walk to the high street and the shops but feels manageable. Only concern about some of the ones off the main road is we'd maybe be relying on alleyways a bit.

We live in Leyton currently and need to move to somewhere bigger as we have our second baby on the way. We have a nice life in Leyton- we could afford some things here but everything in budget needs a lot of work, compared to bigger and reallt lovely houses in HP. Ibl have good friends here and my daughter is settled well in nursery so have some anxiety about leaving, but trying to think long term and think about a nice area in a good house.

This is bringing out all my worst personality traits- indecisive, dithering etc!- but I need to pull my finger out and make an offer soon so seeking any advice!

Hi there!
We moved to HP a year ago from Hackney since needed more space and other areas like Walthamstow are already closer to Hackney price wise which is bananas..
We do love it here and there’s a strong sense of community, regarding the fashionable area.. it is emerging indeed since there’s already many independent coffee shops, a couple of wine shops, and microbreweries.
It is a safe neighbourhood and its transport links with the overground can take you to Liverpool St in 22m, and 5m to Walthamstow where you can get the Victoria line to take you pretty much anywhere in central London.
You can still find some lovely Edwardian and Victorian houses 2-3 bed under £600,000 around the station so I wouldn’t wait much longer until it becomes hipster zone (Stow Bros already have a branch here..) and we met many couples moving from other trendy areas like Hackney, Leytonstone and Walthamstow after being priced out but you can already see the prices moving up in this area as well so would recommend not to wait much longer, hope it helps!

Hi there,

We moved to exactly this part of Highams Park/Chingford (close to Memorial Park) from Haringey. We only moved a few weeks ago so it's early days but loving it so far. Yes, it's the less expensive side of HP (though by no means inexpensive anymore!) but still lovely with the parks and transport is fine - there's the option of catching a bus down to Walthamstow vs.walking to the station. I know what you mean, it's hard to uproot yourself if you have a nice life where you are but we decided to make the move while our son is little as it's easier. If you want somewhere more suburban and quieter then it's probably the right choice for you but only you will know. Good luck! Let me know if you have any specific questions.
