Type of tenancy

Friend has a HA property which was in her mother's name but mother has passed away and friend has been awarded the tenancy. Friend has got permission from the HA to have a niece come to live with her. Would this be a lodger tenancy agreement she would need to get niece to sign? We have tried to look online for tenancy agreements but weren't able to find a basic one that we could print off.

Will the niece pay rent?

If not, the HA simply need to add her to the lease as a Permitted Occupier.

If she is going to be paying rent then I am afraid it’s beyond my knowledge.

But the HA said that she will be a non liable resident for their records. If she pays rent then that's between my friend and the niece, the HA don't take anything to do with that side they say.

You need to search for a lodger agreement, not a lodger tenancy agreement. NRLA do one for £9.50 which I recommend.

Don't set it up as if she is paying part of the rent. She is paying you rent under the rent a room regime. Tax free up to £7500.
