Hi,

In the pic attached, I want to make the conservatory in to an extension. Nothing fancy, 2 walls needed, no plumbing, 2 plug sockets, French doors and a window.

The size is 3m x 3.5m.

Is this really going to cost me IRO £1500 per sq m?

I suggest you reach out to some local builders but do you really nit want any radiators?

I guess that's why I'm asking.... I'm pretty clueless about building costs. But around £20 for a small and very basic room, feels like a lot to me.

We're buying a renovation project and, firstly I want to make sure I'm not being ripped off, and, also need to make the money go as far as possible.

I know opening this up to the house will involve steels etc.

15 ish grand to virtually rebuild a conservatory into a proper room? Sounds pretty reasonable to me, it's certainly in the ball park of what I would expect.

It included a mid spec kitchen.

Unsurprisingly we didnt get it done

We did this last year, though ours was wider and shallower than yours. The footings had to be improved as they weren’t substantial enough to take the additional weight of a brick built extension with a tiled roof. Two massive bifolds were 10k alone. 4x large velux , the tiled roof , plastering etc . It really adds up. All you can do is get a few quotes and see how much the cost of what you want adds up to. It was on another thread a few days ago about how much the cost of renovations has exploded.

I've read similar too, that's why I'm looking for advice and plans to keep things as simple as possible.

We renovated the house we live in now and added expensive bifolds here; they look great but thanks to the great British weather, they are fully opened once or twice a year and totally not worth the money we paid for them.

I currently am a replacing a conservatory with an extension. It’s long and thin and will be divided between two rooms. I only needed one wall and a roof (technically) as 3 walls are already structural walls for my house. Also needed a new floor because the old one wouldn’t have met current building regs for a proper room. New footings. They’re also doing some stud walling and moving some plumbing for me and will be opening the wall up to link new extension to old part of the house. So it’s not JUST the extension in my case. You have to remember electrics too (plug sockets, lighting). Windows, doors, in my case 3 velux windows. Plastering. Anyway, it’s coming to 45K including VAT. I had 4 quotes. They weren’t the cheapest but I didn’t believe the cheapest was going to get it done for the price (it was 15K less) and it was in line with the two other quotes.
