Is having multi estate agents trying to sell our property a good idea?

We have had our property on the market for a while now with one estate agent - who are the main one for our area. We have had lots of viewings and had few offers that haven't materialised due to buyers affordability check falling through or not wanting to proceed due to current high mortgage rates.

To drum fresh interest & viewings we are considering instructing another estate agency. Do you think this is a wise move or pointless?

As a buyer, I would think you were desperate. How long have you been on the market? What is the agent doing to drum up interest? What is the market doing where you are? Are you competitively priced? Is there any feedback you can rectify?

As a seller, I would think you had money to burn as the commission is a lot higher.

The downside of 2 agents is you pay more ££.

What's your relationship like - Ask them why they think it hasn't sold. There might be something easy rectified that is putting people off.

Otherwise It might be worth threatening to the agents that if it hasn't sold by XX then you wish to end your contract and go with another agent to give them the nudge needed.

The issue will be the price not the agency. Let’s face it - everyone just looks for properties online now.

Have you reduced the price?

OldTinHat · 09/06/2024 17:17

Multi agency commission will be far more expensive than a sole agency.

If you're not getting offers, it's because the property is priced too high for the market.

Twiglets1 · 09/06/2024 17:27

Sorry but I think it would be pointless. Everyone looks on Rightmove anyway so it’s unlikely to bring in new viewings & I agree with a pp that it looks desperate.

You probably need to consider reducing the price if you are keen to sell.

AnnieSF · 09/06/2024 17:30

How long did you sign up with them for?

SomewhereOverTheHill · 09/06/2024 17:33

Im currently looking at houses and avoid the ones up with multiple agents because I assume there is something wrong with the house.

DrySherry · 09/06/2024 17:49

I agree with others, your better off reducing the price. It will sell once priced correctly.

Lovethatforyouhun · 09/06/2024 18:58

Looks desperate. Change agents instead and get to the top of righmove.

Digimoor · 09/06/2024 20:12

Here - multi agent = desperate yet unrealistic on price

Seaside3 · 09/06/2024 20:33

Agree with others, it just looks desperate. And potentially confusing, which agent do you pick if you're the potential buyer?

Everyone looks on rightmove now, so your potential buyers will see it, whichever agent you are with. Don't confuse things with two agents.

BeckiWithAnI · 09/06/2024 20:39

Agree. It sounds like the price. The market is pretty bad right now for getting mortgages with interest rates where they are. This has to be accounted for by a reduction in price to make it affordable.

rainingsnoring · 09/06/2024 22:36

I don't see the point and it looks desperate as several others have pointed out.

How much have you reduced the price by so far in order to sell it?
