What property would you go for?

Looking at finding somewhere to live for the next two years. These flats are in the same building which is a great location. Flats don’t come up very often and I am set on this building.

Flat A) One bedroom, no outside space, views of a brick wall. 60 sqm. £1,175 a month.

Flat B) Two bedrooms, private terrace, amazing views. 80 sqm. £1,625 a month.

If I could comfortably afford it Flat B as I couldn't imagine living anywhere without outside space.

it would completely depend on my finances. Money no object, flat 2 is a no brainer. But if that difference in cost matters, save your money.

Good point. I can definitely afford it. I’m just usually very frugal.

I recently got a pay rise and earn an extra £400 a month. This would just about cover the higher rent and bills. Obviously it would be great to save the extra £350 a month. I am currently saving more than that and my lifestyle is good - holidays, eating out, theatre, etc. In two years time I will be earning a lot more money so £4k will not be pittance but it’ll be two weeks salary.

B definitely. I’d pay the extra to have amazing views rather than a brick wall. It sounds like you can afford it, so absolutely go for B.

I’d go for the larger one , gives you options for visitors or even a mon to Friday lodger if you end up needing some extra income

B. Quality of life matters.

In your position of a rising income, I'd go for the two bedroom flat. Even if you were to save and buy, I doubt another £4k deposit would make the world of difference.

In a time where the concept of the 'housing ladder' is no more (for some areas), I think you need to prioritise living now too.
