£1100 for flashings? (small roof)

2-bed terrace in east London. We’re doing the loft and it turns out (probably predictably) that our front roof’s in a shit condition so needs replaced. Overall quote from the loft company is £4900 + VAT. The cost breakdown puts replacing the flashings at £1100 + VAT, which just sounds ridiculous. As the re-roof work needs to tie in with the loft work we have limited scope for shopping around but I’m considering getting the flashings done separately.

Has anyone recently done similar? How do those prices sound?

Are the flashings going to be lead? Lead is pretty expensive currently.

Edit: posted too early.

Can you look at buying the materials yourself if the lead would be cheaper that way? It does still sound a lot but I don't know what length of flashing you need.

My roofer did the bit around my chimney pretty cheaply.

Sounds about right to me. Cost of everything, especially building materials, has increased considerably.

Sounds about right to me too. Lead is horrendously expensive atm, and people who can do this kind of job are like gold.dust atm (we had to wait 6 months for our dormers to be re-leaded after a leak)

Without a picture of the amount of flashings they are replacing its difficult to say if the quote is good or not.

How can you say it sounds “ cheap “ when you have no idea of the size or scale of the job ? How many materials they need or how long it will take them ?

We had some flashing done recently, around 16m worth. Our surveyor who picked up the need to replace it when we bought the house recommended a non-lead alternative tape, looks a bit like wide electrical tape. It's not as pretty and won't last as quite long but we were on a tight budget and paid £650 instead of over £1k for the lead. Have a look online to see if it's suitable for your needs and ask for another quote
