Take house off market?

It's been on the market for just over 6 months. Have reduced the price 3 times, had a couple of pathetic offers - IMO! It's a good house, great location etc etc.

It's rented out, so I'm not worried from a financial perspective. I'm thinking of taking it off the market because of the election, summer holidays etc and put it back on mid September.

Good idea?

Has it still got tenants in or are they due to leave.

There is old adage that no one buys during a election period as they wait to see what the result is. Silly imho, particularly when sadly we probably know which way things are going to go.

Also depends on what market you are going for, BTL investors may like the fact that house is already tenanted, but if you're hoping to sell to an owner occupier it being tenanted might put them off. How clean and tidy are your tenants?

I would if I were you. Summer hols are very quiet for the property market. Also you will be back at the top of the RM listings, when you put it back on. Good luck OP.

The "pathetic" offers might be a truer representation of the property's real value. Regardless, making 3 reductions has made it look like you were a bit too optimistic with price.
I think yes remove the listing. The question is will its value have fallen further by the Autumn ? It seems quite likley that it may do.
The most important thing though,that has probably prevented better offers, is that it's Tennanted. If its an ex rental it really needs to be empty whilst you market - to appeal to as many potentials as possible. Everyone is aware that a Tennant can decide not to move out in a timely manner - and that it adds an extra level of complexity.

The fact you have tenants in the house will be putting a lot of people off.

If you’re serious about selling, I would give the tenants notice and wait until the house is empty again, and you have had the opportunity to fix any problem areas, before putting it back on the market.
