When can I legally leave?

I’m sure I’m going to sound very slow but here goes😅

Within my tenancy agreement it says, ‘The term starts on the 24/07/23 and ends on the 23/07/24.’ Am I right in thinking that if I wanted to leave on the 23/07, I legally don’t have to give any notice at all?

If my tenancy ends, nothing’s been agreed and I don’t want to stay in the property on a rolling month by month contract, I can leave without giving any notice right? The reason why I ask is because I’ve been through HELL with my current Landlord and need to move asap. The reason why I’m so confused is because there’s section called ‘Special Tenancy Conditions’ and it says the below.

Statutory Periodic Tenancy – this tenancy usually come about when the fixed terms of Assured and Assured Shorthold Tenancy come to an end but the Tenant stays on (“holds over”) with the Landlord’s consent. The terms of the tenancy remain the same except that the Landlord and the Tenant both have the right to end the tenancy by giving the required amount of notice.

8.3 The Landlord or their Agents may terminate this Agreement by giving not less than two calendar months’ proper notice in writing to the Tenants of their wish to terminate this Agreement in which event this Agreement shall cease and terminate either two calendar months’ from the receipt of such notice or on such later date as shall be specified in the said notice (PROVIDED that such notice shall not expire before 23 July 2024).

I’m not even sure that this post makes sense but essentially what I’m asking is, can I move out on the 23rd of July without having to give prior notice? We have nowhere to live as of yet so can’t exactly give notice and I want to move as soon as possible! I don’t want to find somewhere and have to give a month or two’s notice when legally my contract is up!

You can leave on the 23/07. I mean for practical reasons I would let the landlord know you will be vacating the property at the end of the tenancy. When I was a landlord I always contacted the tenants and asked what they wanted to do.

@saynotoo thank you! I did think that was the case but I wasn’t 100% sure.

As soon as I’ve secured a place then I’ll be informing the EA that we’re going to leave. If they get in touch with me to ask what my plans are, I’ll just let them know then. I rather secure a new place first though!
