How much savings did you keep after deposit?

Bit of a personal question, but if you bought a house recently (maybe in the past 5 years or so) how much savings did you keep back after you paid your deposit? Eg. for house things/emergency fund? And did it turn out to be enough?

We're trying to figure out how much of our savings we should put into a deposit for our first home, and how much would be sensible to keep back for house things/a rainy day.

We're hoping to buy somewhere that needs minimal work if possible so no need for big renovation funding - happy to do some general decorating and modernising if necessary, and expect to have to do some kitchen/bathroom upgrades over time.

Not smart OP to try to knock down people who are just providing advice...

Anyway, this thread might be useful for other potential buyers so here goes:

  • I bought a dated 3 bed terrace and quite a few issues were missed at survey stage
  • Thankfully I had about 20K left after the purchase
  • The boiler wasn't working when I moved in (dodgy sellers...), there was a leak in the toilet cistern 3 weeks after my purchase that also damaged the ceiling below, I needed to survey the drains (to find there was a broken gully in the kitchen drain), a full rewire, change/fix some gutters and remove an old gas fire as well as do some plastering work, tiles in the corridor, new bathroom vinyl flooring, asbestos survey, pay to get all the crap/furniture that the dodgy sellers had left in the house, garden and shed picked up by a house clearance company. A lot more work than what I expected...
  • I am now saving every penny for the roof as this is a 1930 house with the original roof and it will need some work sooner or later.

So, depending on the state/age of the age I would at least keep 10K on the side and then build up your savings. Especially if you go for a period property as they always are going to need maintenance/upgrade work of some sort.
