Rough cost of rear extension in london

Hi

I have seen a house I like jn a nice area of South london but I know we would need to extend it downstairs in the next few years to provide sufficient living space.

However, I am wary about how expensive this would be given inflation in building costs. Can anyone advise about what we can expect to pay for a 2.5 x 5.5m extension (or just a cost per sqm)? We would be looking to extend to rhe rear and add bifold doors. The kitchen is fairly modern to would be intending on keeping the units, cooker etc rather than having a whole new kitchen.

The standard costs I can find online don't seem to reflect the extent to which they have gone up jn recent years and other threads on this seem to have a slightly different spec e..g including a side return

we have had rough quotes recently for a slightly bigger extension, also side return, some internal changes, £50k + vat. se London. So I would guess £40k + vat.

IMO the sqft is not so relevant as most of the cost is people not materials.

Where I live in London you might be looking at £80-100k for the above not including a kitchen etc. Just the building - steels, windows etc.

My friend has just done a similar sized one and I think they were £100k inc VAT (but not inc. flooring, kitchen etc).

Thanks, was the £50k+vat a rear extension and side return? If so that's quite a bit less than I had expected

we were looking at 100k quotes 2 years ago for similar inc medium spec kitchen cheapish tiles and flooring etc

we ended up not extending and reworking existing footage

Its all relative IE

Depends on the finish, the foundations, the type of bricks, type of windows, folding doors the colour of the door frames, the type of testing a a lot on the type of roof, ie pitched/flat, tiles, number of doermer windows etc etc

50k min but get the right builders, ie often from abroad, could do for a bit less

Importantly, the most expensive builders may not always be the best, not the cheapest always been crap

Take into account lighting, sockets, underfloor via/rads, oil filled rads, blinds, wood floor, real wood floor - easy 50 to 110k IMHO

Howeverm shop around shop hard for the right builders as they can still build a new terraced house for about 1290k these days minus the cost of the plot

Thanks, any idea of how long we might be without a kitchen for? I have been told rhe building work could take a few months but wondering if this could be phased to enable the existing kitchen to be usable for some of this time (e.g. while the extension is being constructed).

You generally set up a makeshift kitchen in another room. We stuck it in the dining room and used some of the old counter top.
we had a microwave/grill, kettle and toaster and bought disposable cutlery.

Ours was just under 100k inc vat for the main building work - then add kitchen, decorating, floor, glazing, I’d say about 150k all in (ouch). We went for a mix of mid-range and higher end fittings (but not obscene!). Definitely worth it for us, but quite a bit of money - luckily it works out when taking into account what we bought the house for and value of similar properties where we are. Ours also took quite a bit longer than expected - about 9 months in all.

We had a makeshift kitchen that moved around a couple of times but was mostly in our front room. I’m glad that’s over!

Hi @Melcl1987 it is a side return extension roughly doubling the width at the rear - 2.5 x 7 metres. Also as others have said that isn’t complete, need to add flooring, doors, heating etc.
