Buyer won’t accept statement of truth from me and wants me to go back to the previous owners…

I bought my first home 8 months ago from a lovely older couple. I have now decided to sell in order to purchase my family home with my partner and it has come to light during the process (my buyers solicitors have flagged) I do not own a bottom section of my garden which my previous solicitor did not pick up on when I bought the house. I have an offer accepted on my current home but the buyer now wants a statement of truth from the previous owner. I feel awful for holding the process up but luckily I have the previous owners phone number and she has agreed to do this…would I be allowed to take the ST1 round and get her to sign or would it have to go through solicitors?

Did she agree to sign it via yourself or the solicitors?

If yourself then you could take the form round but she would have to return it to the solicitor.

Via us, we have her number so gave her a quick ring. Amazing, thank you. Hopefully after this is returned we will be able to set a completion date.
