Would you view a rental property that's out of budget?

A 'dream' rental property has come up. It's currently about £200 a month over budget. Would you go and view?

Our hope is that if we offer a longer term contract (3 years) then maybe they'd be happy to lower the price slightly.

You can always try but it is very unlikely that you will get it if it's a "Dream Property".

Our old rental went from £2650 to £3250 from 2021 to 2024. They had an open day with 50 people viewing and 21 making an offer so went to a bidding war (Yes for a rental).

No. Highly unlikely a landlord will want to commit to you for 3 years.

everything else after it will leave you feeling disappointed too.

Im a lettings agent, if you don't meet the affordability you wouldn't be invited for a viewing.

If I was a landlord (I’m not) I wouldn’t to be tied to a tenant for 3 years with no rental increases. So offering a 3 year tenancy would be a bigger negative than the lowball offer.

So how are you suggesting they realistically tier it?

Give it a go.
The place I was renting until Christmas came on the market when I left at a higher rent than I was paying. It's still to let now and the price has been dropped twice - it's now £250 less than they wanted originally.

Probably no but it depends if the property is overpriced or not compared to others around as my friend had to lower her rental property by £200 for her new tenants as no one wanted it at the asking price (there was no way though I would have rented her place for the asking price - as the landlord they think their property is really great but they priced it too high compared to other places).
