Insulation boards and plastering costs

Hello, I'm in South London and costing up things up for future work.

I am hoping MNetters can share what they paid when you had plasterboards and plastering done (not including the painting etc).

How much did you pay for labour costs too?

Not London but my plasterer is £250 a day and it is as smooth as glass. We are in Yorkshire. Materials are extra, you can look up the cost of plasterboard online as it depends what thickness you want, whether you want acoustic or insulated for the job.

Most rooms at 4m x 3m - 3 bedroom, 2 receptions rooms.
We will do the ceilings, yes.

It is back to brick, whole wall/rooms (not for repair or patches).

Did you buy the plasterboards yourself?

I think some plasterers don't add the boards, so I'm not sure who would do this for me?

A plasterer should be able to board too. We had rooms skimmed in Yorkshire a couple of years ago and were paying £800 a room but they were larger than yours. I would think with boarding and being in London you would be lucky to get them cheaper than £1000 a room?

You're probably right about it being t least £1000 a room in london.

I'm also debating about getting wood fibre boards (instead of the manmade boards). It's most costly though gulp

Does anyone have experience with wood fibre boards? Would a plasteres have experience with them?

@Itsallsoboring no the plasterer sources the boards because they are massive 240cm high sheets and he has a van. Any good plasterer would do both boarding and plastering and I wouldn't want to be arsing around with sourcing two tradespeople for one job. Take advice from them if you are going back to brick as to whether you want to consider insulating the walls at all (or adding sound proofing to a bedroom Wink )

Consider the electrics - sockets when you are taking it back to brick too. Think about if you want to move any sockets, add sockets ie for the Christmas tree or any lighting you may wish to change or add.

Oh yes. If you have taken more than 25% of the wall covering off then you are theoretically required to insulate all external walls before you replaster. It's to do with building regulations.

Yep, I'm already considering wood fibre boards for the insulation

I thought wood fibre insulation boards were more for timber studwork/ frames than brickwork. I think you can mechanically fix them to masonry but not stick them ? , as they are more breathable and are generally used with lime plaster ?

Anyway op we just finished plastering a new room yesterday, 3 walls and the ceiling were 50mm insulated plasterboard and one wall just 12.5 boards.

I boarded the ceiling and plasterer did the walls and skimmed, room is about 5x4m and ceiling is vaulted. 1.8-3m. ( which is more awkward)

Insulated plasterboard £56 each. 12.mm board/ 37.5 insulation
wall boards £10
board adhesive £15 a bag
plaster £10 a bag

boards cost £920
6 adhesive £90
6 plaster £60 I had beads for the window so no idea how much they are.
i have a trade account at our local merchant so those prices are 10% off.

Used a new plasterer as my old one had disappeared, he was £240 a day and it took him 3 days. He’s made a good job and was the cleanest/ tidiest plasterer ive ever used.

im in Derbyshire so I’m guessing london rates will be higher but hope this gives you an idea of things . 👍

No point doing wood fibre for insulation and then plastering with modern gypsum plaster. For lime plaster you can probably add another 50%

Gypsum plaster isn't vapour permiable.
