Organising a final viewing for a house

Hi guys!

So I'm buying a house for my mum, and we are going to view it one last time for measuring up, etc, before exchange happens. It's a flat roof, so we want to get a surveyor in to just ensure it's all kosher, however, he estimated it'll take up to 2 hours of thorough checking to ensure all is good.

I'm not entirely sure how to tell the estate agent we want a final viewing lasting 2 hours! It feels a bit rude to inconvenience the sellers for that long, and when I asked my OH how he'd feel if someone did that, he said he'd reject them as it's an inconvenience!

I'm a bit worried as I really want to get it all checked but don't want to annoy anyone.

Any advice would be appreciated. Thanks!

the seller might say no.
and there would be nothing you could do other than pulling out of the sale.

Did you get a level 3 survey , didn’t the surveyor comment on it?
Not sure taking a surveyor on a final viewing is common, wouldn’t they make a separate appointment.

What on earth? You're supposed to have a survey done after you've had the offer accepted but before contracts etc. Should have been done, you should have read and understood it and possibly modified or withdrawn your offer based on its contents.
What are you going to do now if it comes back with major concerns?

Why hasn’t this been done earlier? Usually surveys are done early on.

and tbh I would not allow measuring up before exchange.
too disruptive. plus that's what floor plans are for.

Honestly the vendor is going to be super pissed off and see this as an attempt to renegotiate at the 11th hour. What are you going to do if there are any issues?

A new roof was done 13 months ago, so it was only going to be to check it through. They are actually ok with measuring up, and believe it or not, floorplans tend to be inaccurate by up to 30cm. At least that’s my experience from buying/selling houses.

But no, I’m not prepared to risk the seller pulling out, so I’ll do a thorough check of what I need to do before I start my extension after completion.
