Agent sent us further particulars on a property. We considered viewing but as the asking price was “fixed price” and the property would need a fair amount of work, decided we’d not waste anyone’s time and not view.

Thanked the agent for sending over the details and explained that it’s a great house but at the current price it is too dated for out tastes. We would be interested in hearing if the listing is going to be reduced.

Property has been on for four months and agent was very keen to show us around.

Agent responded: “Actually we have just accepted a cash offer from a very keen first time buyer at 10% above asking price, thanks.”

Highly doubt this is true and listing not marked as sold yet, but even if it was, great for you?

It’s not really rude. You’re telling them they’ve over priced it and they’re saying no we haven’t.

It would certainly seem odd to me that a first time, cash buyer would pay more than the asking price. With those credentials one could expect them to try and go below the asking price - even if it is fixed - as it could be a really quick sale.

I would just watch the property out of interest.

(By the way, how old is the Estate Agent? I would guess about 14!)

Sounds very odd - maybe the EA is having a hard time at the moment professionally or personally and is behaving a bit erratically. Would ignore them but watch house with interest.

If they're being honest (not normally a word I'd put in the same sentence as EA, but they don't generally shut down future communications) and you're questioning their valuation, I couldn't blame them for being a bit smug!

It’s unprofessional and silly considering the current sale could fall through, assuming it exists.
