Am selling my house should I turn my dressing room back into a bedroom?

It is a three bedroom house, the box room can take a single bed and there is a built in cupboard over the stairs.

We currently use it as a walk in wardrobe/dressing room. It is a nice room but I am worried that people won't realise it can take a bed.

Not an expert, but would say turn it back into a bedroom - that's what they seem to say on all the housey progs on TV

Make it a bedroom definitely Are there other 3 and 4 beds for sale that you can compare it with?

Sorry to say yes. Sometimes I think that if people can't work it out for themselves they don't deserve a house, but that's the way it is. I'd change it back.

if your moving, you'll have to pack it away anyway. If you haven't already got a bed, look in you local paper for a cheapy.

someone up the road is selling and they have their third room as a study, the room is 8'8 by 7'2.

Their house has a nicer garden then ours but the house is in a bad way, whereas ours has a new kitchen, bathroom and is much more neutral. We are also at the end of the road people want to live on and they seem to be asking a lot for it.

I wouldn't necessarily bother tbh. But I would take out as much clutter as possible.
Only because when we were looking all the houses in this area are the same. So it wasn't hard to imagine what the boxroom would fit because we'd seen 5 examples of it as a bedroom already. The one we went for had it as a dressing room and we use it as a dressing room too.

We had exactlty the same set up in our three bed terraced and we didn't change it back to a bedroom when we sold (sold first day on the market) Just do your best to make sure it's not cluttered so viewers can get some sense of proportion to the room.

My mum got big packing cases filled them with stuff and spread a quilt & bedspread over it....instant bed (& storage)

dp wants to leave it as it is, we are just going to declutter. I am a bit nervous as we need a quick sale.

We had the same thing - we presented it as a home office in the end which went down fine with the viewers. I realise this doesn't help with the clutter side of things but it would mean you didn't need to get a bed.

We use one of our bedrooms as a dressing room and didnt put a bed in it for selling the house.
Also our smallest bedroom (bed 4) is a box room but at the mo just has changing unit, chest of drawers plus bookshelf in it, no bed.
I think yo'll be fine to leave yours as it is, just remove as much clutter as poss, and point out on viewings (and tell our agent to do the same) that you can fit a single bed in it.
