Sold but title deeds not changed from when we bought house

As the title says really.

We've sold our house (only lived here 4 months - don't ask😬) and the title deeds still haven't changed into our name. Solicitor is asking who dealt with it when we bought the house but says they can see it's due to be changed.

What on earth do we do? Do we give then previous solictor name or contact land registry?

Thanks

Your current solicitor should be able to apply to the LR to speed up if it is holding up a sale.

Land Reg expedites in cases like this - they’ve been in chaos for various reasons so things are still catching up/slipping through net. But once made aware they’re usually super efficient. You said don’t ask but…I’m thinking of selling up after three months - has it caused any issues for you?

Land Registry are working through quite a backlog of applications and it can take several months. However, if you have a sale agreed your solicitor can submit a request for it to be expedited. They will need to supply a copy of the memorandum of sale from the estate agent.

Ah fab, thank you. I will let the conveyancer know that they should be doing it (they were saying about contacting my previous solictor).

@LadyDancealot Only a huge amount of stress, a lot of money (we are losing quite a bit of money) and my dignity lol but no, no other issues. We made a HUGE mistake relocating and are moving back.
Are you OK? What's happened for you?

Are you the teacher who moved to wales?

Either way you gave it a shot which is more than a lot of people bother to do so your dignity is still in place and remember its only money. Happiness is more important

@Nowanextraone Similar. I moved back to an area which I never particularly liked but was closer to family/London. I’ve barely seen the family, no longer work in London and have inherited not one but two undeclared neighbour disputes which is making life there ‘uncomfortable’. I’m trying to resolve but it’s taking time as I need to go via solicitor and previous owner, so get ambushed almost daily. I hadn’t even got my key in the door before I was tackled by the neighbour. One involves my garden and it will massively down value the house as it will become overlooked so that’s an added bonus. I’m currently in ‘life’s too short’ mode - but would lose my SDLT for sure which none of us want/can afford. Plus the cost of resolving the issues which needs to be clear cut before marketing. Thanks so much for asking - bloody horrible business. I was advised I’d be put through additional money laundering hoops, but not insurmountable. Have you found something else to buy? The market may move in your favour given the election, which could help mitigate your (heartbreaking) loss.

I'd check with your previous solicitor where they think they are with it. They will know when submitted and roughly how long it's taking at the moment.

Either you or current or old solicitor can contact us to request expedition.
Your current one is clearly aware it’s still pending so just needs to share title number and our case (abr) reference if you’re going to request it.
Whilst we have a backlog of work we are far from in chaos. Whether an application waits a week, a month or several months rarely makes a difference to a new owner. But when there’s an urgency involved, as here we can expedite the process and reduce the remaining wait time - everything then hinges on it being in order though.

Request an expedite

Ask HM Land Registry to fast track your application.
