How many viewings before getting an offer?

Hi,

I just wondered how many viewings people have had before getting an offer at a price they accepted?

We’ve been on the market a week and a half and have had 9 viewings so far. We had one very low offer which we declined.

The feedback has mainly been positive, just some not on the market yet or still early days and others saying bedroom sizes smaller than they hoped, which we can’t do anything about and the sizes are on the floor plans.

We have another 3 viewings tomorrow so I’ve got my fingers crossed! I’m just finding the viewing so wearing preparing for them and then disappointing when I get the feedback.

We sold 2 years ago and had 12 viewing in one day (an open house) and 4 offers.

Could you do an open house? Xx

Ours sold in about a month I think with 11 or so viewings. The town where we live is quite a slow market at the moment and open days are no longer a ‘thing’ according to our EA. I hated all the prep for viewings and also work from home so it was hugely disruptive. We had a load of viewings to start then it slowed and picked up again. On the day it all came together we had 3 offers in one go! It was so strange! Good luck with everything. We’re now going through the rest of the process now with searches etc. fun times!

We had a stupid number of viewings (27) over 2 1/2 months, but did end up with 2 full asking price offers. I hated the viewings too.

One thing I asked of my EA is to NOT give me feedback unless it is actually useful. That way, if the phone rang, or I got an email from them, it would be a positive - another viewing or an offer. That helped my mental health lots as I don't need to know why people don't like my house. They still collated it and could feed it back to me if I asked.

Oh wow 27! That is good advice actually as I do find the feedback wearing and most of the things are things we can’t change (eg we’ve had bedroom 2 and 3 not as big as they’d like or would prefer larger master bedroom than ensuite). That’s great you got two asking price offers though! I guess that’s my worry, 9 viewings so far, will it happen and or will we have to lower the price (although we are at the mid to lower end already).

We've had block booking so far on the property, so 6 the first Saturday, 3 the second and then 3 booked for tomorrow. It’s just hard going with 3 kids and myself and my husband working from home! We have a lot of stuff and a house that we’ve outgrown (hence the moving!).

Thanks for giving me hope, I think I needed it to motivate me for this evenings prep for tomorrow mornings viewings.

Forgot to add it’s crazy draining, it got to one point where I just wanted to cry rather than clean the bathroom again just get the feedback it’s too small. Luckily most of them has been stacked so 4 at a time kind of thing

Its all realtive, luck of the draw - price your home right - you will get loads of interest asap - price it too cheap, the same

we had offer by first viewer, he arrived with kid but no wife etc put offer in same day - I felt it was too good to be true and it was
we then left the house a week later andEA did the views, 5 I think

We had three viewings on the same day, first day of viewings, and got asking price from 1, other two didn't offer.

We priced 5% under what we would have before the interest rates rocketed as we wanted a quick sale. Plus our house is in very neat, clean condition and completely renovated within the past 5 years.

But most houses in our area are sitting on the market for months. The house we're buying was on the market for 8 months with one low offer before we offered. It's a beautiful house and I'm still shocked it wasn't sold earlier.

Think it depends on the area. We're very rural and the market is always very slow. We've been on a month, and only two viewings. A friend is selling a similar house for a similar price and has had none. I got it into my head when we went on the market that it was going to take six months plus.

The average is around 18 I think.
Our last 2 houses sold to first viewer at asking, this one which was a 'naice' house took about 20 viewings and a change of agent, although I blame Liz Truss....

Viewings are draining. Our estate agent does them all on a Saturday unless someone is desperate to view the house or cant do a Saturday. This means we can just go out for a couple of hours and it's done.

I tend to keep the house clean anyway but go all out for viewings and scrub.

With our old estate agent we had about one a month until I sacked them off. We gave them a second chance as the person dealing with the house left rapidly but they were useless.

Our current estate agent got us 4 viewings in the first week along with an offer that fell through. We then got a couple of viewings a week for a few more weeks and then got a buyer.

In that time they viewed the property 4 more times each over an hour and they could never do a Saturday before walking away on exchange day for no reason other than 'they were no longer feeling it'. This was hugely annoying as we had to clean so much when we should have been trying to pack.

This weekend we got 5 viewings and an offer so we are now sold again. I can breathe a sigh of relief that i don't have to try and get my mirrored over streak free as it takes me ages!

I think a lot of the issue with ours is the list price, our agency listed with a guide price but so many people are put out that the list price I.e the lower end isn’t the asking price. We did push back on it to start with but they had a lot of data of the strategy working with similar properties and to be fair the offers we accepted were what we wanted but neither of them could get finance. We’re about to ditch our agents, it’s been two weeks since our last offer fell through and today they said we’re still getting loads of interest but people want it for the lower end of the guide price (with the insinuation that we might need to adjust our expectations, even though a few flats in our building have sold recently at what we’ve been aiming for in similar condition) and to add insult to injury we had a viewing this evening so I went out came back 20 mins after it was scheduled to find the viewer outside in the rain and the agent only just rocking up. We’re in London

I forgot to add the feedback we got was also mostly pointless.

Didn't want a 4 bed house - why fucking look

Didn't want a separate garage - why view

Wanted a separate dining room - why view then?

Didn't want a tandem drive - why view then?

Didn't want a three storey house - why view then?

Everything 'wrong' with the house that people didn't like was clearly on the photos/description/floor plan.

I think i must have been a breath of fresh air to estate agents when viewing houses as i was very specific in what i wanted, looked at floor plans and took them with me with all my scribblings on them about reconfiguration, and didn't moan about small things as i had vision.

We've had 4 so far. One 'we would if we thought you'd accept' silly offer, one disappeared and one viewing yesterday who loved it but needs to view with spouse. I've made that cardinal error of seeing something perfect and needing an offer soon, which on top of the horror of viewings, small children wrecking the joint and all the usual is just SO stressful. We sold on our 6th viewing last time, our house is well priced and desirable, but the market seems saturated here. We've been on 2 weeks and I'm stressing about the limited number of viewings. Will drop price the weekend if we don't get more in the door!

@fromtheshires We had this last night. Don't want a garden. Don't like the big tree on the pavement. I mean, they live the next road over. The tree is neither new nor ours 🙄

Thats ridiculous!

I always scout a house before i put an offer in be it in person or street view if miles away. If they live in the next street they definitely would know about a tree.

Its the bollocks of wasting my time having to find somewhere to go for half an hour minimum and deep clean the house

It depends on so many factors op, but I feel you, it is draining!

First house - 8 viewings in one day, 2 offers next morning.

Second house, which I thought would be more popular than the first... About 15 viewings over a week. Accepted an offer. That fell through a month or so in. Another 23 billion viewings over the next two weeks. Feedback was always about things we couldn't change, mostly obvious from the listing - like where that address actually is in the world, or the fact that a newish build house on an estate had an overlooked garden... Finally had an offer accepted, and I don't think it was ever as clean and shiny again! 😆

I was a bit annoyed. 5.30, so the kids had their tea pushed back, and then I find out they aren't even marketing theirs yet. It's going on this week. 20 minutes I'll never get back!

Ours went on the market last Monday - I was a FTB so it’s the first time I’ve sold a house and I’m finding it really stressful. It doesn’t help that we have a four year old.

We had two viewings last week but have none booked in for this week. Feedback so far is the house is lovely but neither viewers have sold their own house yet.

I feel the ‘ why didn’t you like it’ question is just pointless; most of the time people don’t really know, so they say the first thing that they think of, as in the tree example.

The only ‘reasons’ that are worth knowing about are price ( should be sorted out with the agent, and anyway, should make an offer) obvious problems such as damp or structural cracks ( should be taken into account when pricing and have estimates for fixing available) or absolute squalor ( agent should tell you but probably doesn’t dare).

I always told the agent to just tell me when someone liked it and was really interested. At least then you don’t get stressed by twattery .

But this is then disingenuous to sellers to not be honest.

When I was looking, I was very honest with my feedback if it was useful to the seller such as the house was so filthy and had literal shit on the floor it resembled a scene from trainspotting, leaving out material facts such as the only access to the property on the RM description was controlled by a farmer via rent agreement etc.

Perhaps I have only ever looked at properties I am genuinely interested in though

We’ve had 9 viewings, one second viewing and no offers, been on one month. I literally spend all day cleaning to prepare, the house is immaculate and i’m exhausted!

I really appreciate feedback because although I can’t make rooms bigger etc it helps me move on mentally instead of wondering what they thought, silly I know.

I think it just depends. For some friends, it took only a week and about 10 viewings (open house) to seal the deal. For others (very few), it has taken over 2 months and two price reductions to sell their property.

Our house was on the market for 9 days, we had one viewing which resulted in a full asking price offer which we accepted (cash buyer, so no chain).
