Washing machine and tenancy

Hi all

I live in a rented property and the washing machine has a fault.

Have contacted the letting agency who have said that “as it’s freestanding it’s not covered.

I’ve looked at the tenancy agreement and yes there is a woolly clause about it (none of the white good bar the oven are fitted).

I have a couple of questions

  1. is this usual? White good are noted on the check in etc.
  2. If it’s not “included” do you think I’d be unreasonable to ask them to remove it and buy my own machine.
  3. Who is responsible for the safety of the white goods? We didn’t provide them, the landlord did - but if say there is an electrical fault - whose responsibility is that.

I would be perfectly happy to provide my own machine - but it’s not like I can just get the existing one removed as it’s mentioned on the checkin.

Definitely the landlords responsibility if it was already there.

They can't expect you to fix their property.

That doesn't sound usual to me.
Why should you have to pay to repair the LL's washing machine? Surely if they provide the device, they should pay for upkeep.
I would ask for it to be removed and buy your own.

It’s the landlord’s responsibility since they left it there. Is it on your inventory?
I know a lot of landlords these days won’t supply white goods (they do have to provide the means of preparing and cooking food though) simply because they are then responsible for them so your letting agency is trying to roll you over.

Yes it’s on the check-in report (no full inventory as property was let unfurnished - bar the white goods).
