Hello,
Looking at this house which has been extended in a very strange way straight out the back. I'm sure there is a way to make it 4 bedrooms but I can't work it out - blaming baby brain!
Any ideas?

So the red line shows the old external walls, hence the weird archway halfway down bedroom 2 & 3

How big do you need the rooms to be- I could do a 4bed but the 3 other beds apart from the Master would all be about 9x8. Would that be an issue?

Looking at those measurements those rooms are absolutely tiny. Only 2.something wide??!! The only thing that would work would be taking bedroom 2s doorway and extending it into a corridor to get to the extension area. It would turn bedroom 2 into a cupboard though with no windows. Fine for an office book and not much else.

This would require so many demolitions of internal walls that it would cost an enormous amount of money. You would be much better off finding a different house.

You could move the stairs to extend and turn the bathroom into a bedroom, to ensure they all have windows.

New stairs use up some of bedroom 3. New family bathroom in the area where the shower room is, no windows but you could add one. You may even be able to add an ensuite. Then bedroom 2 & 3 are smaller but usable.

Here are 2 ways I could think of to do it, both you’d need a new window on the left hand side to create the 4th bedroom.

Extending into the loft, but stairs may need moving then too. It will cost a lot either way.

If you’d be happy with one bathroom you might be able to extend the shower room into bedroom 2 slightly to make a family bathroom there (but no window), and turn the existing bathroom into a bedroom, losing a bit of landing/space above stairs to make it bigger than it is currently.

Something along these lines. If bedroom 4 is a study you can keep it small and no need to move the wall or stairs. I’d suspect this would be around £50k. A loft £80k, but much more to gain space wise.

@Sparla that would work quite well actually...
we don't need a huge 4th, just an office/ spare for family who do visit regularly.
It may well not be financially viable but the location is great.
