Do you think its possible to call the people behind us to buy a bit of their land for our garden?

They are a building site at the mo, doing up a shop, i think, on the corner of our road. They have a long garden, with a separate bit of garden at the end which backs onto ours. It is just sitting there unused and always has been.
If i phone the people in charge of the building project to ask about buying the little garden, will they think im nuts?

How much does it cost to buy a bit of land, say 10ft x 15ft/and knock down our back wall ?????

actually probably about 14ft x 18ft

I would first find out how much the legal side of things will cost tbh. The deeds would have to be changed ect so it could be expensive.

It won't hurt to ask though - I wouldn't think you were nuts - If you don't ask you'll never know.

I have no idea how much land is worth though.

Definitely worth asking

Cost will be in proportion to what your house will be worth with it.

We toyed with renovatinf some barns a while back. The person that owned a half acre of marshy field behind it,which we needed to complete a garden all the way round the buildings, wanted 25K.

allgonebellyup · 04/04/2008 08:02

oh my god, i was thinking up to 10k ??!!

My neighbours sold a bit of their garden (120ft garden so could afford to lose a bit) to the people living behind them (postage stamp garden on modern estate so could do with gaining a bit) around 5 years ago now.

They sold a piece of land of 20ft by 20ft for I believe £3.5K But they also stipulated that the buyers pay the solicitor to have the deeds changed, and that the buyers were responsible for changing all the fencing.

At the time our neighbours were very happy with the way the exchange went, and I recently befriended the people who bought the little plot (their dd is at school with my dd) and they also were very happy with the deal.

So it is possible, with not a lot of fuss. I would ask, either phone or write, you have nothing to lose and a bit of garden to gain

I recently did this, a piece of land about 60ft by 25 ft, paid them 2.5k and I footed the solicitors bill which was about £400. Fairly straightforward

LilyMunster · 04/04/2008 08:25

i think its nice if, and possible for, things to go the way hippopotomi says... but be prepared for a lot more. as far as i know moonys right; the price is based on the value of the land to you rather than to them, so even if they arent using it, if it would increase the value of your house, it will be priced at maybe 10% of the total value of your house/garden.
and if they are builders/developers, they are bound to know that.

allgonebellyup · 04/04/2008 12:32

oh ok, i dont even know the number of the developers at the mo!

Have looked on the developer's website(whose land it is behind our garden) and they have all these projects on offer to "potential developers".
The land available for sale (for example) for a 3 bed house squeezed between 2 houses already standing is £130k!!!!

And there is the option to buy the land to build 12-18 flats on, thats £850k !!!

But obviously i am not a potential developer so would that make a difference?

tried calling them but they have yet to return my call!!

WE are in a similar position, but almost at completeion.
The people wh live along our road own the land behind us, and the neighbours, and have offered it to us.
We leapt at the chance.
It has taken about 5 weeks so far.
Legal costs are obviouslty quite high, as we ar epaying theirs as well, and the land isn't cheap, but it will triple our garden.

However, there is some land near here that is up for sale, has been for 6 years, as he will only sell with planning permssion, and there is no planning permsiion availabel in that land.

Good luck!

osyth · 05/04/2008 09:22

I was thinking of doing the same. Then found out that they had be offered £300k by a developer

allgonebellyup · 05/04/2008 09:41

thanks all!

im realising that as i would be buying the land from a developer rather than the average family down the road, they will charge me the earth! (no pun intended)

but i will try calling again on monday!
