Kind of. We've been looking in this area for ages for something basic - 3 beds, for around 500k. I think this is pretty overpriced to be honest.

I'd say they've maximised space already.

I know it's not the point of your post, but ouch to that price for a small house with a tiny garden.

Also, I'd check what the deal is with the field opposite, is it likely to become more housing?

Not sure why you'd have an en-suite when you've got a second toilet downstairs.

You say potential, I'm not sure what you can do as it's fairly liveable already with little room for extensions.

Seems eye wateringly expensive (I live in a cheaper area of the country) but has nice keen appeal and you could move in with little needing to be done

This isnt my definition of potential, its pretty 'finished', perfectly pleasant already. Eye watering price for us up north though! You could live like a king up here on that money.

I wouldn’t buy it because of the tiny size of bedroom 3 unless you only need 2 bedrooms and bedroom 3 could be used as a study. But even then I would worry about resale. It’s pretty small upstairs & downstairs for a 3 bed & no obvious way to extend - pretty house though

I think it could be lovely. By maximalising the downstairs, do you mean extending, or just making the most of the space? No idea on price as I don't know the area.

I think the issue here in terms of potentially extending at the back is that the back garden is smaller than the front. You are unlikely to get permission to put a extension on the front of the house to make it bigger that way, and you'd be unlikely to want to. You could potentially extend to the back if you wanted a larger kitchen area, but then you're cutting into a garden which is small already.

A downstairs kitchen/diner and separate sitting room is fairly standard though, what more space were you hoping to find and how would you use it? (study, play room etc)

Bedroom 3 isn’t really a bedroom - it could be a nice study if you only need 2 bedrooms?

Another option might be loft conversion depending on space/roof pitch, but I think you’d risk the house feeling unbalanced as there isn’t much downstairs or garden space and no room to extend downstairs. It’s a lovely house for a couple, maybe with 1 child, but would be 2 small if there are 2 kids imo.

I live in london and this looks over priced to me. What is the speed limit on the road outside?
I think the only way to increase space is a loft extension but they doesn't help you downstairs. The kitchen and bathroom so very cheap looking so not sure that price is justified at all.

Jeez the price! It's essentially a 2-up 2-down with a bit extra.
It's very pretty though, and the views and off-street parking would be a draw.
Why does the downstairs space need to be further maximised though? It is what it is - 2 rooms.
Is there anywhere in the hallway to hang coats and store shoes? That's what would drive me mad. And what about storage for shopping bags, the hoover and so on?

I was wondering more about extending back, or into the roof. And whether it would be worth it. The road out front isn't too busy, and it's a 30mph limit according to Google maps, although suspect people tend to speed down it. Can't decide whether to bother viewing it. It would be me and my partner living there, with a baby on the way. I wfh and need an office room.

Re. the price - this is pretty typical for the area unfortunately. Looking to move a closer to where my mum lives and this is simply how much a small 3 bed with a driveway costs around this area.

I wouldn't extend this. Garden is already small and if you start going into loft it will be top heavy
As it is, it's balanced and fine in my opinion
2 OK sized bedrooms so one for you and one for baby then the 3rd bedroom would be office.
Perfectly adequate for now I'd say, depends how many children you want
Definitely not a property I'd pour money into aside from just cosmetics

I think it would be fine for just 1 child, but if you’re planning to have more then it would be better to accommodate that now or get a place that actually would have potential to extend down the line (which I don’t think this does).

It’s a nice house but will quickly feel very cramped for a family Id say.

I wouldn't extend it as the garden is already on the small side.

In my opinion, it's a nice example of what it is - a fairly small 2/3 bed house. If you want a bigger house, buy a bigger house would be my advice, as extending this one would upset the balance. But then you would need to make other compromises of course, like a worse location.

It would be perfectly fine as it is for a couple with one child and a useful office upstairs for someone who wfh.

Nope. It's overpriced for It's size and location. It's two miles from a station. You couldn't justify building up if you can't build out as well. The downstairs space isn't big enough to sustain two bedrooms.

I am in Surrey BTW.

Very poor value for money in my opinion. I wouldn't want to live in such a tiny space for that much money!

I recently sold my house for a similar price, South East, good location with good schools, low crime. 3 beds, all doubles. Two full bathrooms. Living room, kitchen, dining room and conservatory.

In my area, that house would be worth around £425k max.
