Looking for a new place

Hello. I have 2 children and currently living in bristol city center. But looking for a new place and area to live, probably cheaper and safe.

What do you think about Patchway area? Is it good?

Or if it's not. Do you have any recommendations? Thank you.

A friend’s daughter with a small baby has recently moved there and a family member. I remember it from years ago and it wasn’t for me then but I imagine it is different now.

What is your budget and what do you need for that in terms of space?

I'm looking to buy a house. Budget should be less than 450k.

Currently living in a small flat in city center. So, I would love a 3 bedroom house with a garden. But if not possible 2 bedroom is ok too.

May i know why it wasn't for you years ago?

What about bedminster or Brislington? Hengrove, they're nice areas I think lots of areas around Bristol. What about keynsham as an option?

Are you thinking North or South? More for your money in the South, but there is often a reason for that

My husband doesn't like Bedminster area. But we haven't look around Brislington, Keynsham and Hengrove. I'll try to Google the area.

No, N Bristol is infinitely nicer. And pricier.

No idea about schools. You could also look at southville, that used to be a nice area not sure what it's like now

I'd look for Filton, Little Stoke, Harry Stoke, Chiswick Village, Frenchay or Horfield.
Do you want to have more green space?
Where are you both commuting to?

Brislington you're really hard pushed for good secondaries.
Keynsham you will have two secondaries, but the catchment areas aren't huge. It's also quite far out of the centre but there is a train station.

So patchway is a no?
We're both working from home. But it's better if you it's near bus or train station to go to center. And i would love to be near a park, so i can play with my children.

I've tried looking for filton area. There's not much on sale.

Patchway is rough. Personally I’d go out towards Hanham/ Longwell Green/ Keynsham. I left Bristol a few years ago so not sure of house prices round there anymore though. Always felt safe growing up in those areas. Frenchay and Downend I liked as well.

@SquashPenguin longwell green is so far from the centre though, 1 hour at least on the bus, no train.
I'd go for
Chiswick Village
Fishponds
Hanham
Keynsham
St George
Upper Knowle
Some parts of Brislington (but would move for secondary)
Staple Hill
Downend
