Fed up of viewings -what to do?

My house has been on the market for nearly a year, nothing wrong with it, well presented, desirable location, no bad feedback and competitively priced (reduced twice)… The market is just awful.

We are currently getting weekly viewings and have had a couple of seconds but they decided to buy in another town or a more modern house.

We are getting really fed up of disappointment and changing or cancelling plans, spending scarce free time tidying up for people who aren’t in a position to proceed. We have 3 kids and both work. The house seems to get untidy quite quickly.

So I’m thinking of asking our estate agent to only arrange viewings only for those with an offer or cash / in a position to proceed and to sift out the ‘browsers’.

Is this a bad idea? Should I be glad of ANY viewings I can get?

Have you mystery shopped the agent to see what they are saying to prospective buyers?

I really don’t believe it’s the price. It’s 5-10K below all the comparable properties. I have researched this properly and kept a close eye on the market. My neighbours took over a year to sell.

I'm going to get new valuations done and a new EA though.

@KievLoverTwo No I haven’t but it’s a small town so I’d have to be very careful with that! I think I probably just need to swap agents.

See if you can get one that can do a full 360 tour, not a stupid video collage of pictures. Those tours have stopped me booking a lot of viewings. May save on wasted appointments.

Not sure why people think changing agent will make a zilt of difference... If no offer it is because price is off... It's a falling market, the longer the wait the worse the achieved sale price will be.

I know all agents in our little town and they have reputation. When I see some houses with one particular one I wouldn't view unless it is an absolute gem. I just know how useless this EA is and I'm convinced the seller must be totally out of mind selling with them

Probably isn’t the price — if many or most of your viewers are not proceedable they can’t really make an offer.

I think EAs are much more inclined to allow browsers now, but it does actually give a rather skewed view of the market, which in many places continues to be really slow. If there aren’t many proceedable buyers you’re not going to have many people in a position to make an offer. It’s as simple as that.

I'm in the same boat so I really feel for you. Have done nearly 40 viewings in 10 months. 2 agent changes, 1 price drop. Only interested parties haven't sold themselves. It's now priced well below other comparable properties in the area, but agent says because it's a larger house they need the market below to get moving.
I just find the viewings so stressful when I work full time and have a houseful of kids and pets!
I'm now thinking of only allowing viewings by people in a position to purchase, and fixing set days for viewings. Otherwise I may lose my mind!

Op I don't believe you are competitively priced if you have been having weekly viewings and no offers.

House next door to me, needs a total refurb, ok area. Been on the market one week, eight viewings and an offer. Houses by me priced fairly are selling.
