Vendor not replying to offer

Hello

I wonder if anyone has experienced something similar?

We have made an offer on a property that needs a lot of work, slightly under asking price. Vendor rejected. We went back then straight away and countered with the asking price. Vendor came back to say he wants to see how viewings go on the weekend and let us know on Monday. Still no answer.

Is this normal? If they wanted more for the property they could have countered our last offer? I feel like they are waiting for someone else to offer more and I really don’t want to end up in a bidding war.

To be fair, it's still Monday. If he had viewings lined up he probably wanted to see what came of them- I would. If the viewings were at the weekend, then they won't necessarily offer for a day or so.

Why would he waste his time going back and forth with you if someone new might just walk in and offer over?

Either up your offer if you think the house is worth it, or leave it on the table and wait.

If other people are offering on the property you’re essentially in a bidding war whether you like it or not. And you can either continue or withdraw.

It’s unusual in this market not to bite your hand off with an asking price offer, but maybe they felt obliged to go through with the weekend’s viewings, or maybe be other potential buyers are more immediately proceedable?

Yes probably waiting to see if the weekend viewers are cash buyers or would pay more. I just personally like transparency so would much more prefer them coming back with a straight answer eg asking for a higher offer.

Depends on your position. Cash buyer at full asking then he's being daft.

Mortgage required, then you are being impatient, he will want to see if today's viewings result in any offers and it will likely be Wednesday before you hear back.

If you cannot wait that long then withdraw your offer.

I would suggest that you book other viewings this weekend to give yourself more options.

I offered on a house that needed some serious upgrade and I had my mortgage in place already and a big deposit.

They sellers did not reply to my offer. After a few days the agent chased them several times and they said they wanted to have another weekend of viewings and then discuss it with their siblings (they were selling their mother's home).

Heard nothing for a week after that weekend of viewing then was told one by the agent that one of the siblings wanted more money. I said I would not up my first offer.

Shortly after I had an offer accepted on another house.

Funnily enough the agent called me shortly after that to say the first set of sellers were now willing to accept my initial offer, but by then I had been put off by their behaviour so declined and stuck to the other house.

My point is they might simply want to have another weekend of viewings which is not unreasonable or they might also be unreasonable and difficult sellers, so make sure you keep your options open too.

As a rule I refuse to get into bidding wars and stick to my budget.

Sensible advice.
I would not get into a bidding war either, especially in this market but it's up to you.

@Addison123 currently in a similar situation. Put an offer 10 days ago on a property at current asking price didn’t hear anything back which was rather rude to not even have my offer acknowledged.

Called the EA last thursday who said they had viewings on Friday and wanted to see it through.

Still radio silence. I’ve decided to put my mind off it and not chase it up. The house is still on the market but getting bad vibes from it now.

Did you end up hearing back on your offer?
