What did you pay - 2024? FTB need costing advice for new home!

Hi! Me and DH are just going through what the typical costs are for a normal size semi-detached, three bedder in outer suburbs south London?

To give a rough size of the house as a baseline for everyone - 1,000 sq feet (so, a house with two good sized double bedrooms and a smaller bedroom that's not a box room).

What are the costs for:

  • replacing a whole roof (no loft conversion)
  • new windows and doors - double glazing (just standard white UPVC fensa)
  • whole house re-wiring
  • replumbing - new bathroom in a new of the house
  • new kitchen with new layout (good quality, not necessarily high quality)
  • garden landscaping (medium garden, not too fancy)
  • flooring e.g. good quality laminate (if there's such a thing?)
  • replastering whole house
  • new carpets (good quality)
  • new driveway tiles

If you reply, please give your area in the country and the size of your house to help us see how costs are different.

We are in Hampshire, 1970's house, 4 bedroom detached.

  1. replacing a whole roof (no loft conversion)
  • we paid 4k for repairs
  1. new windows and doors - double glazing (just standard white UPVC fensa)
  • we had engineered wood, so was more expensive, but our quotes were approx 7k for uPVC
  1. whole house re-wiring
  • we had a quote for 8k and that was for me to chase and make good. Didn't take them up on that one.
  1. replumbing - new bathroom in a new of the house
  • 7k per bathroom (1 with shower and bath, 1 just shower)
  1. new kitchen with new layout (good quality, not necessarily high quality)
  • we bought units from B&Q (2k) and had them fitted (1.5k)
  1. garden landscaping (medium garden, not too fancy)
  • we had extensive remodelling, levelling, block paving which, as it turns out, was done really badly and cost us over 100k (if you are in Hampshire, PM me and I'll tell you who not to use).
  1. flooring e.g. good quality laminate (if there's such a thing?)
  • still investigating flooring
  1. replastering whole house
  • estimate 500 per room
  1. new carpets (good quality)
  • we did two bedrooms at 1500
  1. new driveway tiles
  • per above landscaping

thanks for taking the time to respond! It's so interesting. How were your roof fixes? What did you have done?

We had dormer windows with no lintels above the windows so had to have those installed. A lot of rafters were rotten and they needed replacing. Then various leaks in the box gutter around the chimney.
