Additional Toilet in a Bungalow house

Wil32 · 10/05/2024 20:24

Hi, any idea where can I potentially add cloakroom or probably a small shower facility in this 2 bedroom semi-detached bungalow?

The space next to the existing shower room was a single room before but the wall was taken down by the previous owner which explains the out-of-place door next to the kitchen (see floor plan) which I am planning to put back up as guest room. My other option is to have en-suite in the biggest room where the built in wardrobe is but my worry is where will the extractor fan be gonna put on? Not ideal for it to be extracting air from the en-suite into the lounge. It’s semi-detached so can’t put window on the neighbour side. I don’t have budget to do extension for now. Any ideas? Thanks.

Extractor fans can be placed into the ceiling and extract into lofts.

This isn't just my thought, it's something that a joiner said.

MrsSkylerWhite · 10/05/2024 20:34

Between bedroom 2 and the existing shower room? That bit of hall serves no purpose.

Only that it's the entrance into the house?

OakleyStreetisnotinChelsea · 10/05/2024 20:39

Ducting an extractor isn't a problem, it goes to the loft space and then can be taken to the gable end. Soil pipe etc for another loo will be the biggest issue. Probably worth getting someone round to take a look and advise on possible locations based on the plumbing to help narrow it down.

I would agree with Skyler that between bedroom 2 and the existing bathroom would be best if it were not the entrance to your house!

Yes it’s the entrance.

Yes it’s the entrance.

I am aware was just pointing out to the person who said it serves no purpose.
Bizairre that someone else is now saying it would be best if it wasn't the entrance, super useful advice. It's like me saying 'it would be best if you already had a second bathroom'.

I'd suggest you get a professional as you'll be receiving some bonkers advice here!

You’re right I need to ask someone to check it out. Thanks.

I will do. I appreciate the suggestions. Just trying to find options. That’s all.

This is where tone doesn't come across in written messages. I wasn't saying that it would be best if it wasn't the entrance bit was also pointing out what Skyler had missed that while at first glance it looks like the best place, there is quite a big reason that it isn't the best place. Namely being the entrance.

Anyway. First step is a plumber who can tell you where is actually suitable based on soil pipes. Then decide from there.

soupfiend · 10/05/2024 20:59

Can I ask the obvious as to why you think you need an additional toilet in a 2 bed house?

Seaside3 · 10/05/2024 21:01

I'm confused as to where the single room is going? Also, I cant see there's really enough some (or need) for a 2nd loo? Maybe on the back of the existing one, but then you'd loose gat i assume is the dining space?

Rude! 🤣
I assumed that was the back of the house. There are other places that the entrance could feasibly go that would free up space for second bathroom.

6 major renovations of large houses. There’s always a way.

Ioverslept · 10/05/2024 21:07

She is putting back the room that was removed to make kitchen bigger so it will be 3 bedrooms, new bedroom being the kitchen extension. What about an ensuite in bedroom 2, to the left side of the entrance?

Planning to put the wall back up for the third bedroom next to the kitchen and rent it out as spare room. An extra toilet would be handy.

Indeed. Beggars can’t be choosers. That’s the layout of the house I’m afraid.

Also, could you move the door to the lounge so it is in front of the current toilet, five that hall space to bedroom 3 and put ensuite in bedroom 3 next to current toilet?

TheAirRunningOut · 10/05/2024 21:16

Would it be possible to move the doors into the lounge and into the kitchen across to the left? And then turn the end of the hall into a small cloakroom. I think you would need a macerator toilet though which isn’t ideal

Seaside3 · 10/05/2024 21:20

@Wil32 can you draw where you want the 3rd bed to go? I really can't imagine it!

Edited

i think @OakleyStreetisnotinChelsea is right I will have to seek help from a plumber to find out the soil pipe… and go from there. But thanks for the idea

If you move the door to the new bedroom to the left so it's right next to the old bathroom.
And
Move the living-room door down so it's opposite it
Then it creates space near existing plumbing to put something in.

I've done a scribble - the black square is the new loo or shower room. The thick black doors are moved from their old locations.

In between the shower room and kitchen. It looks small in the layout but big enough to fit a single bed plus other stuff in reality.

How many people will live in the house on a daily basis? I'm asking this, as I can't imagine more than four and one bathroom would be ok for that number. If you've got an occasional guest, then you could make do rather than lose the space.

Just 4. Yeah you’re right. Probably will just stick to one bathroom for now. It’s too much of a hassle. I think I can live with it for now.

RandomMess · 10/05/2024 21:34

Putin a 2nd shower where the wardrobes are but with a doorway of the hall would be easier and cheaper and mean the toilet wouldn't be unavailable due to people showering.

Seaside3 · 10/05/2024 21:37

But where does the window end up? Does the wall go right up against the kitchen units? Is there a kitchen window not on the plan?
