Solicitor vs Mortgage Offer Timing

We had an offer accepted last week and have already contacted solicitors etc having filled out initial paperwork

Official mortgage application was sent by our broker last night and this morning we signed the DD Mandate and sent some additional ID things they wanted from me (oddly not my husband though).

Terrified we will not get approved but trying to be positive, however the application is with the Co-Op and I have today read some terrible things about how long they take to make a decision.

I was going to wait for the mortgage offer before having the solicitor start searches but we got a low price on the house due to our position (FTB, no chain). The sellers have already moved out and they want a quick sale process. I'm worried if the mortgage takes 6 weeks and we only then start searches the sellers will get impatient. But my husband is worried that we shouldn't pay anything to the solicitor before having the go ahead on the mortgage.

Does anyone have advice on normal process timings for this? Do you normally start both parts simultaneously or should we risk waiting? Also anyone used Co-Op for a mortgage recently have any idea on their current turnaround times?

We went simultaneously but already had a decision in principle so less of a risk.

We have a decision in principle already too. I keep reading nightmare stories of people being declined and have made myself really anxious about it
