Help needed before a specialist is called out.

Hello everyone.

I am in need of some advice about a suspected leak that is in my utility room. It is a very small room and has the boiler and washing machine in it. I moved into this property last year and noticed a brown stain on the wall that I just shrugged off as old paint but now the stains have got worse and the wall feels damp to touch. Behind this wall is my bathtub but there are shower head and the tap are not on that side. What could be causing this please? I have attached some pictures and I reallllly hope someone can help identify what it is before a costly call out to a plumber. I have added a picture of the bathtub wall as well to give you a sense of the size of the utility room .I can share more if needed!!

Do any pipes or drains run below that wall, or possibly down the internal wall - you can check the latter if you have a loft above. If so, an ongoing leak and damp might the cause? Is the floor OK or any ceiling below ok? Is the roof above the room, I'd so could be worth checking that out in case there's a leak running down middle of wall.

Thanks @Whiskers4. Yes there are some pipes that run along the bottom of the walls inside the utility room. I should also add the bathroom is downstairs as is at the back of the house. I'm can see any visible sign of leaks as the floor looks okay.

If it's an internal wall and you're fairly sure you have pipework underneath, a plumber will be able to inspect. They'll be used to pulling up floorboards to check what's going on underneath, so try not to worry too much. Does it smell different in that room?

Thank you for your reply @Toomuch44 Yes it does smell musty at times. I have a dehumidifier in there and it helps but need to get to the.source. There are visible pipes alongside the neighbouring internal wall along the bottom and one big pipe coming behind the main bathtub wall.
